"For the?new 52,000-sf Senior & Community Center?in Redmond, Wash., the exposed mass timber structure is an element of a sustainable building that runs on air-source heat pumps, all-electric building systems, and a 156-kW solar photovoltaic array. The mass timber also contributes to the building’s’ biophilic architectural design that is meant to foster occupant wellbeing. (The center’s designer was Opsis Architecture, in collaboration with Johnston Architects.) The Center, which opened last May, boasts a Kid Zone, group exercise room, flexible classroom space, Senior Lounge, Senior Library, gymnasium, Red Oak Community Room, stage for performances, and an events terrace." "JA developed textural brick patterns on the north and south facades of the development, included frames of brick around unit entries, and designed perforated brick privacy screens and front stoops on the west facade entries, enlivening the public-facing sides of the building while limiting the use of the material. Adapting and creating this alternative brick method allowed our team to prioritize the important task of fitting in with the neighborhood while meeting our sustainability and energy efficiency goals. In the brief time since Winston’s completion, more alternatives to traditional clay brick have become available. European brick made from 60 to 90% recycled industrial and construction waste is beginning to be used in the US, and hopefully domestic production can catch up soon. If Winston Townhomes were in design today, our material of choice would be a high percentage recycled-content brick." Maple Leaf Flats is inspired by the turn-of-the-century buildings in the surrounding neighborhood and named for the vibrantly colored maple trees that line this quiet street. Walking distance to restaurants, grocery stores, retail amenities, Green Lake, playgrounds, and the community’s historic Carnegie library, Maple Leaf Flats is scaled to the boulevards and existing mix of housing and commercial buildings around it. Horizontal brick anchors the project to the site while also reflecting the early 20th century multi-family architecture in the neighborhood. The fa?ade is broken up horizontally with large, operable windows and cedar panels, reducing its massing and complementing the mid-century buildings interspersed on the block. Ground level units feature individual patios surrounded by lush landscaping in rusted metal planters and cedar privacy panels. These green, outdoor spaces create an enhanced pedestrian experience and produce the feeling of a ‘front yard’ in this residential area. The four-story project includes studio, one- and two-bedroom flats with an emphasis on modern urban living. With just 42 residential units, Maple Leaf Flats is relatively small for a multi-family project in Seattle, which lends it an element of exclusivity and allows for great attention to detail. A small communal space on the first floor provides an additional living or co-working area and offers opportunities for casual interactions between neighbors. The roof deck provides multiple spaces for entertainment and relaxation, including an outdoor grill and dining area, lounge seating, and a cozy fire pit complete with views of Green Lake, the forests of Woodland Park, the Olympic Mountains, and the surrounding urban fabric. Maple Leaf Flats achieved a Built Green 4 Star certification through several unique strategies. Rather than installing water heaters in each residence, two central boilers support the needs of the entire building. Units include as many locally and regionally sourced finish materials as possible and include no carpeting, which improves air quality with drastically reduces off-gassing. LED light fixtures, green roof strategies to filter rainwater, and building envelope improvements that surpass Seattle’s stringent energy code all contribute to Maple Leaf Flats’ sustainable footprint. "The City of Redmond, WA Senior & Community Center provides flexible spaces, from a commercial kitchen-equipped community room for events and gatherings to the Kids Zone, where Redmond’s youngest residents can engage in creative and exploratory play. Public art celebrating Redmond's cultural heritage and diversity is also a focal point both inside and out, with a striking multi-story mural welcoming visitors at the entry.
