This can lead homeowners to make rushed decisions, hiring contractors based on availability rather than proper due diligence.
Protect yourself and your property by following these tips when hiring a contractor:
1. Check Licensing: Always verify that the contractor is properly licensed through the California State License Board (CSLB). Visit cslb.ca.gov to confirm their credentials are active and in good standing.
2. Verify Bond Coverage: On the CSLB website, ensure their bond is active and in effect. This bond provides you with some financial protection if issues arise. You can read more about how a contractor's bond protects you on the CSLB website.
3. Confirm Workers' Compensation Insurance: Verify that their workers' comp policy is active. Without it, you could be held liable if a worker is injured on your property, even if you didn’t directly hire them. If a contractor indicates they are exempt from workers compensation insurance, this can be a red flag as exemptions are only meant for companies that state they have no employees at all.
4. Review General Liability Insurance: Ensure the contractor has active general liability insurance with industry-standard coverages. This protects you if your contractor accidentally damages neighboring or public property otherwise you may be held liable or dragged into an unnecessarylawsuit. Request to be listed as an additional insured for extra peace of mind which should cost almost nothing to be added to the contractors policy.
5. Beware of Large Upfront Payments: A reputable contractor will only ask for 10% of the project cost or $1,000 (whichever is less) as a deposit. Never pay large sums upfront.
6. Know Your Cancellation Rights: A trustworthy contractor will state in the contract that you have 3 days to cancel for any reason. If you’re over 65, you’re entitled to 5 days. Any payments made during this period must be refunded.
