Recap: Winning Product Strategies in Build-to-Rent At Zonda's Build-To-Rent Conference, we had a fantastic discussion about how #BTR is filling critical gaps in the housing market and shaping the future of #rentalliving. Here are some key takeaways: ?? BTR Serves the Missing Middle Build-to-rent provides a crucial housing option between traditional multifamily apartments and single-family rentals in for-sale neighborhoods. It meets the needs of those looking for more space, flexibility, and community—without the commitment of homeownership. ?? Patchwork Planning vs. the “Sea of Same” To avoid monotonous communities, we discussed patchwork planning, which intermixes different lot sizes and product types within a development. While implementation can be challenging, a solution is larger pods of similar products dispersed throughout a community. In a “try before you buy” model, BTR can integrate with for-sale neighborhoods, allowing renters to experience a community before deciding to buy there. ?? BTR & For-Sale Builders: A Natural Partnership BTR communities offer a pipeline of future homebuyers, creating a huge opportunity for partnerships with for-sale builders. By incentivizing renters to purchase homes nearby, BTR can support long-term community growth. ?? #Affordability Can Be Simple & Beautiful Affordability doesn’t have to mean sacrificing design. Thoughtful materials, color, texture, natural light, and balanced proportions create beautiful, cost-effective homes. The key is simplicity—quality over excess. A unified landscape palette with mass plantings, rather than a scattered approach, ties it all together. ?? Outdoor Space Matters Yards and private outdoor areas set BTR apart from traditional multifamily. Even a small outdoor space—like an outdoor room—can provide functionality and a sense of home. ??? The Power of #Community BTR thrives on thoughtful design and gentle density that bring people together.
