As their Owner’s Representative, we are assisting with the design development and construction management on this exciting multi-phase improvement project that ranges from an indoor tennis and pickleball expansion to dining and kitchen renovations and a new golf performance center! This week, we attended the NAIOP Northern Virginia 2025 Annual Forecast and Luncheon, where industry leaders explored the region’s economic trajectory and the outlook for commercial real estate. One thing is clear—Northern Virginia is becoming a “data economy.” With 50% of the U.S.’s data centers located here, the sector continues to thrive, while other industries in the area face challenges. Additional trends top of mind across attendees: - Commercial real estate is adapting with new construction at its lowest level in 30 years. Sublets and spec suites are driving leasing activity, while office-to-residential conversions gain momentum. - Federal agencies are shrinking office space and at the same time high construction costs are making office relocations challenging for everyone. - AI is reshaping workforce demand as automation takes on jobs across federal, retail, hospitality, and more. As the market shifts, it’s clear that adaptability will be key. Our latest project, the Horner Run Development in Midlothian, VA is ready to welcome its first residents! This 3-story, 49-unit affordable apartment building is designed to make a meaningful impact in the community–offering 1, 2, and 3-bedroom units with amenities including a fitness center, community room, and business center. Led by our Managing Director, Jessica Buchta, our project team worked alongside Better Housing Coalition, Purcell Construction Corporation, Winks Snowa Architects, and Balzer & Associates, a Westwood company to complete the project on schedule. This project represents a significant step forward in affordable housing for the area. We’re thrilled to see residents move in soon and proud of Jessica for her outstanding leadership in delivering such an impactful development.
