You may have seen J. Lane project manager Mark Pullen a lot on here recently and with good reason — he has his hand in everything we do. As our dedicated PM, Mark takes the project from our estimator, Patrick Rogers, upon contract signing, and essentially runs with it. That includes reviewing all the specs, doing a site visit, buying out the entire project (e.g., subcontractors, equipment, materials), and getting our superintendent, Josh Soule, in the best position to succeed. Half way through our renovation project with O’Neal Steel for their Jacksonville HQ. As you can see, so much accomplished, yet so much left to do. We always say in this business, “you never know what’s lurking behind the walls.” While we exposed some rot that required retrofitting all the windows, our team’s nimbleness has kept the project on a steady course, as we focus on adding all the final installs and finishes (doors, floors, bathrooms) over the course of the next few weeks. Moving is a mission for just about anybody, but can get really laborious in the commercial space. That was the case for?Cogent Communications, a leading internet service provider, that J. Lane assisted with a demolition project. The goal was to get Cogent out of their existing location at 550 Water Street in Jacksonville as quickly as possible, as permitting for a move of this magnitude takes a while and stalls the construction phase. And the demolition work was immense, consisting of gutting the client’s 12th floor office of all electrical and mechanical, which included large HVAC machines, ducts, batteries, and IT racks. We also needed to move the largest items out via a crane from the roof, including eight condenser units and one massive generator. On top of that, we needed to repair any damage and return the space to “white box” condition for the building owner. A project like this requires incredible coordination between our team, subcontractors, the building engineer, security, and other parties, to ensure work is performed safely and in respect to other tenants.
