IPA Capital Markets successfully completed the $60.9 million refinancing of a 28.9-acre oceanfront redevelopment project located in Huntington Beach, California. ? Gary Mozer, executive managing director secured an 18-month, non-recourse loan on behalf of a California-based investment and development firm. The project plan includes residential and hospitality development and was approved by the Huntington Beach City Council on September 17th, 2024. The residential development plan includes over 200 for-sale single-family detached and attached homes, and a 50-unit affordable housing community with 25 units to be rented to hotel workers employed on-site and nearby. IPA just closed a two-property multifamily portfolio sale in Columbia, South Carolina. The properties are Harbour Landing, a 192-unit asset built in 1974, and Ravenwood Hills, a 112-unit property constructed in 1969. Drew Babcock, Chez Eider, Drew Garza, and Will Balthrope represented the seller. Ryan Lipomi in Marcus & Millichap’s Charleston office represented the buyer. The properties’ location within eight miles of Downtown Columbia provides residents with access to major employment centers. Just Closed! IPA completed the sale and financing of Springs at Grand Prairie, a 276-unit multifamily property in Grand Prairie, Texas. Joey Tumminello, Drew Kile, Taylor Hill, Michael Ware, and Cameron Purse represented the seller and procured the buyer. Brian Eisendrath, Cameron Chalfant, and Harry Krieger of IPA Capital Markets arranged acquisition financing. “The acquisition gives the buyer an opportunity to implement some proven improvements on 68% of the units,” shared Joey Tumminello.
