NorCal CCIM Office Panel Luncheon Recap This week's panel luncheon covered important discussions on the current state of the office market in Northern California. Key takeaways include: ? Vacancy rates: San Francisco leads with 31% vacancy, followed by Walnut Creek at 22%, and Sacramento at 12%. Pleasanton was the only East Bay city with positive net absorption. ? The Future of Work: We're seeing unprecedented trends in workplace dynamics, with many preferring remote work. On Mondays and Fridays, only 12-15% of San Francisco offices are occupied (tracked via digital access data). ? Growth Markets: Despite these shifts, the Bay Area is experiencing growth in sectors like cryptocurrency and cybersecurity. ? Office-to-Residential Conversions: While often discussed, converting office buildings to multifamily housing is rarely feasible due to structural challenges like plumbing requirements. Over the past 30 years, only about seven buildings have successfully made this transition. Furthermore, the lack of surrounding infrastructure, like restaurants and schools, raises concerns about the viability of such conversions.
