Inspec is pleased to have been a part of the team for the 2022/23 Bartlett Dining Hall building envelope improvements project. The varied work scopes targeted the original 1901 portion of the existing facility as designed by Sheply, Rutan and Coolidge Architects, with the intended occupancy of the era being that of an athletic field house. In 2002 a loading dock was added to the south elevation of the existing building with the occupancy transitioning to food services. Program objectives included the complete demolition and reconstruction of the main roof parapet walls and select removal and replacement of ashlar coursing on all elevations. The entire network of drain risers, laterals and drain heads servicing the varied drainage zones and replaced with all new piping from “roof line” to grade. The existing standing seam roof was removed and replaced with new Ludowici clay tile (clay tile was original to the building as installed in 1901). The new roof system includes R-30 above deck roof insulation. The existing wood cribbing of the large integral gutters was removed and replaced to accommodate the roof drainage revision.?At the appropriate interval, the existing wood roof deck was visually examined, and members of marginal integrity were replaced. Similar consideration was given to heavy timber beams and purlin that had been subjected to water damage. The entirety of the underside of the roof deck, including beams, purlin, steel trusses and ductwork was hand cleaned, primed, and painted. The existing curb for the skylight at the ridge line was removed and rebuilt to tolerances that would accept a new skylight. A pair of bronze grotesques in the form of light fixtures flanked the east main entrance. As they were encountered, one managed to retain a left wing and the other a right, together making a pair. New bronze wings were cast, and the fixtures were dispatched for duty. Food services were restored in advance of the start of the fall quarter with final project costs at closeout coming in under budget. Bartlett Dining Hall- The University of Chicago- 2022/23 Improvements - Built in 1901 the Bartlett Dining Hall (former field house) required roof replacement in conjunction with masonry rehabilitation. The original construction used wood cribbing to (1) carry the roof membrane/insulation and (2) establish slope to the roof drains at regular intervals along the parapet wall. This configuration of wood framing members left a triangular "dead air" space below the wood cribbing. Rather than leave that space unattended, the new design features a "vented" wall assembly that will accommodate air changes through convection. #roofing, #architecturaldesign , #masonry, #rehabilitation
