This has been an outstanding month for SoLa Impact as we received Certificates of Occupancy (COO) on FOUR buildings with 202 units within the last 30 days! That means 202 more units are now available to LA’s most vulnerable and low-income residents, many of whom were formerly homeless. 50% of the units have been pre-leased, demonstrating the significant need for more of this type of housing in our city. Three of the four projects were built for an average of $267,000 all-in per unit including land, soft costs, hard costs, and financing costs. The fourth - due to having a ground floor podium for parking and a less-than-efficient configuration – came in modestly over $300,000. These were by no means “perfect” projects as they all experienced COVID delays, difficulties obtaining switchgear, challenging subcontractors, and rising interest rates.?However, it demonstrates what can happen when the entrepreneurial private sector and local governments work together to address the affordable housing crisis in our city. We want to thank Mayor Karen Bass for her focus on addressing the homelessness crisis and pushing the system to produce more units. We are appreciative of Los Angeles Housing Department (LAHD), HACLA, Los Angeles Department of Water and Power, and City of Los Angeles Department of Building and Safety for their efforts in prioritizing covenanted affordable housing. We also thank our financing partners on these projects: Local Initiatives Support Corporation (LISC) the Black Economic Development Fund, and JPMorganChase. Of course, none of this would be possible without incredible?investors who enable our dedicated teams at SoLa to work tirelessly to deliver on our mission of “Doing Well by Doing Good”.
