There's no one tracking the housing market like Logan Mohtashami, Sarah Wheeler, and their weekly tracker. https://lnkd.in/eQHzHdtn Mortgage rates moved in the wrong direction last week due to strong economic data. But just like an 8th grader making his move at the school dance, 30-year mortgage rates have moved materially closer this year to 10-year Treasuries in their perennial "slow dance". You can get daily updates from Logan at HousingWire's Mortgage Rates Center, which has real-time mortgage rates powered by actual locks on the Polly PPE platform. https://lnkd.in/e7PZmQgF

The National Association of REALTORS? is already reeling from lawsuits and leadership turmoil. If state and local associations push to decouple their memberships from national membership, that will likely have a big impact on NAR's annual revenue and influence. I imagine there is more to come from Brooklee Han, OLY and Jeff Andrews on this topic.

Interesting LendingTree study written up by Chris Clow. But this headline assumes that potential borrowers are only shopping on rate. We know there are more dimensions to the mortgage sell, including consumer experience, technology, and speed to close. There's nothing wrong with shopping around, but there's also nothing wrong with sticking with your first lender if you're happy with the overall offering.

Last week we had Damian Eales and Andy Florance onstage at HousingWire's The Gathering. My big takeaway from Damian's session is Realtor.com is positioning itself as the champion of the buyer's agent. With the acquisition of Matterport, Homes.com is doubling down on the listing agent. We didn't have Rich Barton onstage at The Gathering, but reading between the lines of yesterday's earnings call, Zillow seems to be positioning themselves as the champion of the consumer. In the long run, being with the consumer is the winning play, but in the short and mid term, the vast majority of Zillow's revenue comes from buyer agent leads, and the lead process on Zillow isn't exactly consumer friendly. This will be a difficult tightrope to walk, and I look forward to seeing how the team at Zillow takes on this challenge.
