Happy Thanksgiving! ?? I don’t know about you, but this time of year always feels like a whirlwind of mashed potatoes, family gatherings, and more phone calls than I care to count. With all that happening, it’s so easy to let our boundaries slip and feel like we should be working even when we’re in the middle of a holiday feast. But here’s the thing: you’re more than your work, and it’s okay—no, it’s NECESSARY—to take a break and recharge. This week, we want you to give yourself permission to step back. Real estate doesn’t pause, but you can, and we’re here to cheer you on while you do. After all, who’s going to remember the deals you closed on Thanksgiving Day years from now? (Hint: only the kids who missed you at the dinner table. Here’s our challenge to you this Thanksgiving: embrace the “don’t miss twice” rule. You don’t have to be perfect or always on top of your game. Just do your best when you can, and when you need a breather, take it. Missed a day? Fine, just don’t miss twice. This idea is the best of both worlds—keeping your goals in sight without guilt-tripping yourself. We’ve also got a few quotes for you to ponder between bites of pie: "When you’re on the field, play as if nothing else matters. When you’re off the field, remember that the game doesn’t matter at all." When you’re with family, be there fully. Your business will be right there when you’re ready to pick it up again. "Almost everything will work again if you unplug it for a few minutes—including yourself." Yes, that includes you! Go ahead and let your phone take a nap too. "On the days that you only have 40% and you give 40%, you gave 100% of what you had." You don’t need to be at 100% all the time to make progress. This holiday season, take a deep breath and celebrate everything you’ve accomplished this year, no matter how it looks. Start each day with gratitude, enjoy every laugh with your family, and leave the “work stress” for next week. In other words, enjoy the heck out of your Thanksgiving! ?? We’re so thankful for YOU and everything you bring to our community. If you’re looking for a little more motivation (and some laughs), tune in to the episode. It’s short, sweet, and full of love! Catch the episode here: https://lnkd.in/gxtRFTu4 Happy Thanksgiving! ?? Cheers! Katy & Alissa

Want to Sell Your Home Faster? Try These Staging Tips! Ready to make the most out of your home sale? We’ve got all the staging tips you need to make buyers fall in love with your space from the moment they step in. Here’s the scoop on what it takes to turn your home into a buyer’s dream. Spoiler alert: it’s a lot more than just tidying up! First off, let’s talk staging basics. Did you know it’s all about helping buyers imagine themselves in the space? That means neutralizing, decluttering, and yes, maybe even giving those walls a fresh coat of Sherwin-Williams Alabaster or Swiss Coffee. We promise, nothing brings a home to life like a blank slate. Buyers need to picture their own lives there, so don’t take it personally—take it to the bank! We also talked about the power of curb appeal and online photos. We’d bet nearly 100% of buyers start their search online, so those listing photos are everything. This doesn’t mean you need to hire a staging company (though sometimes it’s helpful), but you definitely want to make sure your home has a clean, polished look before anyone ever clicks on the listing. Pro tip: start with a deep clean, some fresh mulch, and a simple, inviting doormat to welcome those potential buyers. Here are a few more top tips: ?? Clear your surfaces and closets: It might sound strange, but seeing a clutter-free pantry or closet instantly makes your home feel more spacious. Buyers want to see all that square footage! ?? Freshen up with small touches: From a hand towel in the bathroom to a plant in the kitchen, a few little details can make the space feel warmer and more welcoming. ?? Stay on top of smells and sounds: Strong fragrances, too many scented candles, or even dead batteries in smoke detectors can detract from the experience. Aim for clean and neutral. And let’s talk about outdoor spaces—yes, they’re that important. A well-maintained lawn, some fresh mulch, and a tidy entrance make a lasting first impression. Pro tip: save your energy (and your money) for things like weeding, edging, and a quick power wash right before listing. It’s like giving your home a new set of clothes for its big day! Finally, it all boils down to presentation. Buyers may love the idea of an HGTV-style project, but in reality, they’d rather have a move-in-ready home. Each improvement makes the buyer's vision of living in your home that much easier! You’ve got this! Ready to sell faster, for more, and with fewer hurdles? Tune in to our latest episode to get the full staging guide. Just listen here: https://lnkd.in/gcTQAg46 Happy selling!

Strategies to increase capacity, such as systems, delegation, and time management...???? Implementing Systems: Overflow Leads:?Develop a system for handling overflow leads, such as partnering with another agent or having a showing partner. Client Qualification:?Qualify clients to prioritize those who are ready to act now, and appropriately communicate with those who are further out. Structured Processes:?Create structured processes for common tasks, like using Trello cards to track potential sellers and providing checklists to clients to manage their own tasks before you step in. Delegation: Referral Network:?Have a network of agents to refer clients to when you are at capacity. Showing Partners:?Utilize showing partners to handle tasks that do not require your direct involvement. Time Management: Boundaries:?Set clear boundaries for work hours to ensure a balance between work and personal life. Efficient Scheduling:?Plan your schedule to include gaps for unexpected tasks and ensure that when you move a task, you reschedule it. Decision Making:?Improve decision-making speed by gaining knowledge and confidence, which helps in making quick and informed decisions. Activity Management:?Embrace periods of high activity to boost productivity and use slower times for tasks like cleaning out your database and decluttering your office. These strategies can help manage a growing client load and maintain efficiency in your business operations.

Are you wondering why your listing is sitting and not showing? A lot of it probably has to do with staging errors. Here are the top mistakes we see: 1?? Deferred Maintenance: If there are visible maintenance issues like stains on the ceiling, rotten wood, or dirty carpets, these need to be addressed before listing. Buyers are often turned off by the prospect of having to do repairs themselves. 2?? Incomplete or Inappropriate Staging: Staging should make the house look complete and inviting. For example, placing a rug and two dining room chairs in the middle of a living room can look out of place and unappealing. The staging should enhance the space, not confuse potential buyers. 3?? Outdated Features: Features that are outdated, such as dark-stained cabinets when the market prefers painted ones, can deter buyers. Updating these features to match current trends can make a significant difference. 4?? Cleanliness and Minor Repairs: Small details like dirty baseboards, nail holes, or scuffs on the walls can make a house look neglected. Ensuring the house is clean and well-maintained is crucial. 5?? Vacant vs. Furnished Photos: If the house is now vacant but the listing photos show it furnished, it might mislead buyers. Vacant homes can sometimes highlight flaws more clearly, so it's important to update the photos to reflect the current state of the house. 6?? Seller's Resistance to Changes: Sometimes, sellers may be resistant to making necessary changes or updates. If they don't follow through on recommended improvements, it can impact the house's appeal and marketability. #listings #realestateadvice #showings #hustlehumblypodcast

Is the traditional open house model still effective in today's digital age? Let's discuss the pros and cons. PROS: ?? Open houses can provide valuable feedback from the public, which can help in making necessary adjustments to the property. ?? They offer additional exposure and can be part of a broader marketing strategy. ?? Potential buyers can visit without needing an appointment, making it easier for them to see the property. ?? Even if attendance is low, agents can create video walkthroughs and other social media content to promote the listing. ?? Midweek open houses can attract different crowds and offer flexibility for those who can't attend on weekends. ?? Occasionally, legitimate buyers may attend and make offers, as noted with a weekday open house resulting in an offer. CONS: ?? Open houses are open to the public, which means anyone can enter, posing potential safety risks. ?? Frequent open houses can make a listing appear stale, leading buyers to wonder why the house hasn't sold yet. ?? Sellers need to clean and vacate their homes, which can be a significant inconvenience, especially if done frequently. ?? Sometimes, open houses may have low or no attendance, which can be disappointing for sellers. ?? Only a small percentage (7%) of buyers find their homes through open houses, making them less effective compared to other methods like online listings or agent referrals. ?? Often, agents use open houses to find new buyers rather than to sell the specific property, which might not align with the seller's expectations. Was this post helpful?
