NAR’s new "Multiple Listing Options for Sellers" policy gives sellers more control over marketing their homes while ensuring fairness for buyers. Sellers can now choose a “delayed marketing exempt listing,” keeping it in the MLS but postponing public marketing. Each MLS sets its own timeframe, and sellers must sign a disclosure confirming consent. One-on-one broker communication is allowed, but marketing to multiple brokerages still triggers the Clear Cooperation Policy (CCP). This policy maintains the rule requiring MLS submission within one business day of public marketing while offering more flexibility for sellers. Thank you to the HGRF volunteers packed 575 bags for Feeding Westchester’s Senior Grocery Program, which provides fresh produce and other foods to seniors and people with disabilities. Based in Elmsford, Feeding Westchester is the county’s largest food pantry supplying 300 local programs and organizations throughout Westchester. The latest National Association of REALTORS® 2025 Snapshot of Race and Home Buying in America reveals that Black homeownership saw the biggest year-over-year increase in 2023, rising to 44.7% (+0.6 percentage points). Yet, the homeownership gap remains stark, with White homeownership at 72.4% and Black buyers facing higher mortgage denial rates and greater housing cost burdens in most states. Realtors and policymakers must push for fair housing laws, zoning reforms and first-time buyer assistance to expand homeownership opportunities for all.
