Partner Kate Wittels recently spoke at Bisnow's New York Conversions & Adaptive Reuse Conference on a panel titled, "Macro Outlook of NYC’s Conversion Program: Making These Investments Pencil & Assessing Future Roadmap for the City” session. The panel highlighted how the pandemic has shown that mixed-use neighborhoods are highly desirable for both workers and residents. Converting a portion of office space to residential use will help NYC address the housing crisis, enhance neighborhood resilience, and strengthen the remaining office market. With 467-M, the City of Yes changes, and favorable market dynamics in certain neighborhoods, the office-to-residential pipeline is growing significantly. It's an exciting time for office-to-residential conversions in NYC. ? Thank you to Bisnow and all Kate’s fellow panelists for an engaging and thought-provoking discussion: YuhTyng Patka, Partner, Adler & Stachenfeld LLP (Moderator), Tom O., Head of Acquisitions, GFP Real Estate, Cecilia Kushner, Chief Strategy Officer, NYCE EDC, Ross B., Principal, BDT & Company, LLC & MSD, and Zach Redding, Managing Director, Colliers. ? We're thrilled that Governor Hochul’s proposed State budget includes $85 million towards the repair and reconstruction of Pier 76. HR&A Advisors is proud to have worked with the Hudson River Park Trust and Field Operations to co-lead the task force in developing consensus around the reuse and funding needs and opportunities for Pier 76. Recommendations coming out of the task force, which were codified in state legislation approved last year, will strengthen the Hudson River Park Trust’s ability to attract funding for and develop new public open space on Pier 76, continuing the transformation of the west side waterfront for area residents and visitors. Additionally, two new mixed-use residential towers have been proposed along 11th and 12th Avenues in Manhattan. The proposed developments could bring more than 1,000 new residential units, including more than 270 permanently affordable homes, and commercial space to Manhattan’s west side. They also have the potential to help further finance the transformation of Pier 76 through an existing air rights transfer mechanism that HR&A helped develop and then got codified into New York City zoning. #UrbanDevelopment #HudsonRiverPark #CommunityEngagement #AffordableHousing #SustainableCities #RealEstateDevelopment
