Renters' Rights Bill Strategy Retreat Last week, the Housing Hand team got together to discuss the upcoming Renters' Rights Bill and how we can support our clients moving forward.? Of course, we are waiting on complete clarity but having reviewed the documents and listened to many different views, it's clear there are going to be some big changes in the industry. From what we are hearing, many landlords and accommodation providers are nervous about how this may impact them, which is why we don't want to add to this narrative and only want to bring you solutions.? We had a fantastic few days, it may have even been our best strategy retreat yet.?Although we are not quite ready to launch our plan, we have some very exciting updates to announce in the new year. As the sponsors of the Westminster Forum Projects?conference on ‘Next Steps for Student Housing in the UK’, we were delighted to add our support to such a relevant & important discussion. James Maguire?was also privileged to join the discussion as a speaker alongside Martin Blakey, Calum MacInnes?and Scott Lewis. Key takeaways were:? - A focus on widening participation from care experienced or estranged backgrounds as well as establishing more consistency in the accessibility of HE across the UK resulting in more demand for affordable accommodation and flexibility in contract lengths, product and payment terms.? -?Tom Walker from StuRents?highlighted 52.6% of students in accommodation pay termly which is expected to not be available for private landlords after the Renters Rights' Bill comes in. In addition, 79.5% of Chinese students pay upfront. Whilst PBSA is expected to be exempt, won't tenants in HMOs demand the same rights as their counterparts living in PBSA?? - 1&2 beds are expected to fall outside of the student market Renters Rights' Bill legislation potentially reducing more of the supply previously available.? - There is concern that students aren’t equipped with the knowledge and experience to understand tenancy changes and processes. Therefore universities are encouraged to increase their support in helping students find 2nd and 3rd year homes.? - It was acknowledged that landlords and operators face exposure and potential risks not to mention increased administration regarding taking monthly payments which will signify a change to the current processes and cash flow.? - Universities were encouraged to partner with the HMO sector or even buy up houses themselves to ensure these stay within the student accommodation ecosystem. Although concern about managing houses and replicating the student experience off campus. However, a united accreditation scheme would help with this.? - Collaboration was the key word with a desire from all parts of the sector to pull together and reimagine the way student accommodation is designed and built – with some brilliant examples from Martin Blakey. Many of these topics touched on our experiences as a provider of services to support students with renting if they don’t have access to a UK-based guarantor. Our partnerships with universities across the UK continue to provide support via their hardship funds for vulnerable students which we want to see expand as universities have to play a more active role in educating and supporting their students.?? In addition, our insurance-backed model has settled £3.4m of accommodation provider claims, maintaining a 100% payout record for all valid claims in the last three years highlighting how beneficial our services are to both students and landlords/operators. Last week Graham A Hayward?and Jeremy Robinson?joined the Accommodation for Students?Renters’ Right Act Webinar with Ryan Heaven.? Although we are still waiting for the third reading it was a really insightful session discussing everything we know so far.? Some of our key takeaways included: - Taking a co-signer (be it international or UK) is going to become even more important where there is no rent in advance. - Termly payments will be gone. - There are no issues with tenants paying upfront, however, it has to be their choice. - University Halls will be exempt. - PBSA properties are not currently exempt but are expected to be. We are currently having many conversations with our partners and monitoring the updates closely. Celebrating the Housing Hand team.? Our quarterly team meeting is a great excuse to get the whole team into the office and celebrate our achievements. Last week, we kicked off our university Housing Fair season at the?University of Reading?with Dani Smith?and Temitope Erinle leading the way.
