  • Common Closing Costs for Buyers & Sellers in Utah Buying a home is, as we’ve stated many times before, a process riddled with…minutiae. Stressful, seemingly small details that are so significant to the overall process (but can also feel endless) dot the path to each and every transaction. Things like timelines and industry jargon, agent emails and questions about due diligence, and non-negotiable ‘sign your name here’ requirements that can feel scary and overwhelming. But through it all, we’re here to help however we can. One MAJOR component of every transaction includes closing costs. These are the fees you’ll pay when finalizing your home purchase—part of the last step in the process. They include the various fees and expenses that must be paid by both the buyer and seller in order to finalize the deal in addition to the down payment. Closing costs generally range from 2% to 5% of the home's purchase price, but Utah’s are a bit lower than the national average (and they can differ by county).   • 6 Reasons Why Downsizing Can Be a Good Thing There is a [somewhat] common belief that "bigger is better" where home-buying or -ownership is concerned, often based on an assumption that the larger the property, the more comfort and long-term value. In fact, the average new home built in the 1970s was somewhere around 1,600 square feet—but a survey in 2020 by the National Association of Home Builders found that nearly 60% of new homes built in the U.S. were larger than 2,400 square feet (a pretty significant increase, we'd say). It's true that a larger house can provide more space, both inside and out, and add a touch of perceived luxury...but we’ve also seen enough to know that size does not always equate to value. As we see it, a more petite home—particularly one that's been thoughtfully designed—in the right neighborhood can, in many ways, lend more value than a sprawling mansion that stretches your budget (and, let's be honest, has probably been underutilized).     De-Icing 101 When you own a home, water is a constant negotiation. Whether it’s ensuring that the earth slopes away from the property or handling gutters and downspouts, much of your maintenance as an owner has some relation to managing water in its many forms. For today’s Homeroom, however, we’ll keep our focus on the solid form of this often stress-inducing element: ah, the joy of dealing with ice. As evidenced by the very winter we’re having now, Utah homeowners will (like it or not) have their fair share of run-ins with it, and we want to help however we can. In cold months like these, ice is likely to show up and stick around. But the problem arrives when it begins to melt…and then refreezes. This leads, inevitably, to expansion, and it can cause some pretty real damage to the structure of your property.     3 Easy Ways for Buyers & Sellers to Navigate a Winter Market We’ve mentioned it before in a story about seasonal real estate trends, but the winter market is definitively “the quiet one.” This is true for many reasons, actually, not the least of which is the literal weather. People tend to get focused on the holidays and year-end or commitments, followed by a new year of obligations and goals that make them less likely to prioritize buying or selling a home…processes that are already rife with stress, uncertainty, and tight deadlines. Colder weather also makes moving a lot more difficult (adding unpleasantness to an already-unpleasant activity), and fewer homes are listed, which means lower inventory overall. On top of all that, we’re working with limited daylight hours and harsh conditions, so the appeal of house hunting can tend to get a little lost. That all said, however, trying to find or sell your home in the dead of winter does have its advantages. Less competition, since fewer buyers are active, can lead to better deals, for example. And sellers can take advantage of the aforementioned lower inventory for said buyers, which means their house may just stand out a touch more.
