In 2023, 21 states – including New Jersey – reported that the majority of tenant households spent 30% or more of their income on rent and utilities. This is a significant increase from just 7 states in 2019. ?? According to HUD, households are considered cost-burdened when more than 30% of income is spent on housing. When this figure exceeds 50%, households are considered severely cost-burdened, leaving little room for other essentials like food, transportation, and medical care. Key findings: - In New Jersey, 51.1% of renters were cost-burdened in 2023, up from 49% in 2019. - States like Florida (61.7%), Nevada (57.4%), and Hawaii (56.7%) lead with the highest shares of cost-burdened tenants. - Arizona and Nevada saw the largest increases, with Arizona's rate jumping from 46.5% to 54% and Nevada's from 51.1% to 57.4% since 2019. - The lowest rates were seen in North Dakota (37%), Wyoming (41.2%), and South Dakota (41.3%). Meanwhile, homeowners are also feeling the pinch, with 5.4 million homeowners paying $4,000 or more annually for insurance. Florida leads this category, followed by Texas and California.
