The historic 1910 Magic Chef stove factory on The Hill in St. Louis has been given new life as the modern headquarters for Brown & Crouppen Law Firm, Missouri’s largest injury law firm. This adaptive-reuse project, designed by HOK in collaboration with Third Man Development, marries industrial heritage with contemporary workplace needs. Highlights include: ? Preservation of original features like wood floors, exposed brick and columns ? Creative repurposing of 1,500 feet of copper bars into design elements ? Innovative spaces including an Airstream trailer conference room and mini-golf greens ? High-tech amenities balanced with warm, inviting aesthetics This project shows how thoughtful design can transform underutilized spaces, support new ways of working and reinvigorate local communities. Preserving and Enhancing Nature HOK’s project team worked with campus landscape architects and tree conservation specialists to protect mature trees, including a rare heritage Japanese Red Pine that anchors the main entry. ?? Designed for Sustainability and Well-Being Exceeding Penn State’s energy efficiency goals, the facility features high-performance building systems and a fa?ade designed for energy conservation. HOK’s renovation design for the iconic Cummins Inc. Technical Center in Columbus, Indiana, transforms this 1968 Harry Weese-designed modernist landmark into a state-of-the-art workplace supporting 500 R&D employees. “Our design respects Weese’s modernist legacy while creating the dynamic, flexible workspace Cummins needs for innovation,” says Kelly Lott, practice leader for HOK’s Interiors group in St. Louis. “The result maintains the building’s architectural integrity while supporting the collaborative culture essential to Cummins’ engineering teams.” The 72,000-sq.-ft. renovation features an interconnecting stair, social hubs, and 90+ conference rooms. ?? Just in time for the busy holiday travel season, HOK and HENSEL PHELPS are opening a new bridge-level check-in area at Seattle-Tacoma International Airport’s North Main Terminal. The new feature, which includes automated baggage tagging and drop-off stations, is part of the SEA Gateway Project to modernize the airport, accommodate increased passenger demand and transform the terminal for today’s and tomorrow’s travelers. “The SEA Gateway Project exemplifies our commitment to creating inspiring and efficient spaces for travelers,” said Todd Buchanan, HOK’s principal-in-charge on the project. “This milestone reflects the incredible teamwork and dedication of everyone involved.” The project will include a refreshed lobby and check-in area (shown below), updated baggage handling services, building system and technology upgrades, office and tenant space reconfigurations, an expanded security checkpoint and accessibility improvements at baggage-claim-level entrances. As world leaders and delegates (including HOK) gather this week in Baku, Azerbaijan, for the UN Climate Change Conference (COP), we reiterate our commitment to creating a more sustainable world. HOK is proud to be on track to meeting the AIA 2030 Commitment for eliminating emissions in the buildings we design. (Last year alone HOK buildings reduced CO2 emissions by 450,000 metric tons.) We are also committed to cutting emissions tied to our internal operations and proud to be carbon neutral for Scope 1 and 2 emissions. These are important first steps, but much work remains. Here's looking forward to productive talks at COP and more commitments and solutions for addressing climate change — a threat that impacts us all, regardless of politics or nationality. ? The downtown studio celebrates the beauty and energy of the Pacific Northwest while demonstrating our commitment to in-person collaboration and mentorship. Located in the historic IBM Building, visitors are greeted from the elevator lobby with the contours of PNW topography etched onto the floor. A custom welcome desk, created through digital fabrication and designed to mimic the waves of the Puget Sound, showcases the firm's appreciation for modern craft. A vibrant wall mural, designed and painted by HOK staff, adds further energy and creativity to the studio entrance. And that's just reception! If you're in town, give us a shout.
