    Wrapping up in Las Vegas after a packed and very productive day at the National Multifamily Housing Council annual event. The air was buzzing with optimism going into 2025. Here are 3 quick takeaways: 1- investing with operational knowledge and track record will be paramount given the current market complexities. Most value add plays are being driven by financing challenges and lack of operational excellence. This is where we plan to add value in our pipeline. 2- Everyone loves to quote Buffet and others and say “buy low, sell high”. Very few actually do it. Why? Because when you buy low, the projected returns can never seem to justify themselves. SOME deals can be picked up at low prices and at very attractive basis right now. But they are generally complex and require creative structuring and operations (see #1 above). The key is having realistic expectations about short term return with prudent financing, while mitigating the downside and having the patience to “wait it out”. 3- Everyone knows that business is relationship driven, especially the real estate business. Deep industry relationships and contacts will go a long way in the coming year.
