Major benefit of a multi-building development: Phased Completion/Early Leasing 9 months ago, the 1st apartment building was completed and allowed Seasons at Hoffman Estates to welcome early move-ins. With 5 additional buildings turned over since then, there are now 216 apartments ready to rent. Only 2 more buildings and 80 units to go. Of course, this can also be worked out in a single large-building project, but those early residents typically feel like part of the construction crew. In a multi-building development, if the site logistics, sequencing and management are thoughtfully planned and executed; the active construction zone can be kept well away from the completed areas. These fully finished areas are much more inviting to potential residents and create a more livable community for them to enjoy right from the beginning. This is just the beginning for The Henry at Harms Woods in Skokie, Illinois! Soon, this land will be home to 245 luxury apartments, 49 rental townhomes, and approximately 13,000 square feet of commercial space. Progress update: Crews have been very busy installing a 2.3 million gallon stormwater detention system as well as erecting 120 concrete precast panels that construct the property’s parking garage. Each concrete panel weighs in at approximately 51,000 pounds! Working on a tight site can be challenging, and even more difficult when factoring in 430' of frontage along the Milwaukee River and soil that needs ground improvement. It's critical to have an experienced team on the job from early planning and engineering phases through construction. Phase 2 of River House in the City of Milwaukee started sitework a few months ago. Now the dock wall installation and earth retention systems are complete, and the aggregate piers are about 1/2-way done - Thanks to all involved! Construction will start soon on Brookside Glen Villas by Crana Homes in the Village of Tinley Park. The 24-acre site has 98 duplexes planned to provide plenty of green space, with a shared tot lot, landscape buffers around the perimeter, and connection paths for improved access to the surrounding community. HKM assisted with the Entitlement process and provided services for Land Planning, Landscape Architecture, and Architecture. Progress continues at Sister Rosemary Park for Misericordia Heart of Mercy. As an expansion of their main campus on the north side of Chicago, 16 new buildings will provide needed housing for about 124 residents with intellectual and developmental disabilities. Urban sites are a challenge to balance unit density and parking needs with desirable outdoor areas - and that's just the beginning.
