Alexander Triantis, The Dean of Johns Hopkins Carey Business School expressed high regard for our past achievements and extended congratulations on our successful efforts. Chi Perrus, Real Estate Development Consultant with Howard University, welcomed us to DC and highlighted the significance of our work, while our COO and Co-Founder, Tong (Tony) Shen, highlighted HH Fund’s story, our vision for The Lanes, and our plans for the future. HH Fund Has Successfully Acquired The Lanes at Union Market! ? We are proud to announce that on Friday, July 26th, 2024, HH Fund has completed the acquisition of The Lanes at Union Market, for $42 million. The Lanes, located in the prime location of the bustling Union Market neighborhood in Washington, D.C., is surrounded by several globally renowned universities. The Lanes is a 12-story building with a total area of 110,000 square feet, comprising 110 units/280 bedrooms and two retail spaces. The Lanes boasts a blend of modern 2- and 3-bedroom layouts, and its units are equipped with stainless steel appliances, white cabinetry and quartz countertops, vinyl hardwood plank flooring and spacious walk-in closets.?Additionally, The Lanes provides residents with access to a modern fitness center, game room, lounge area, a roof terrace, and other amenities. The Lanes was built by Ranger Properties in 2022 and was then foreclosed due to excessive interest burden. On May 23rd, 2024, HH Fund secured the property at auction for $38.3 million, which was significantly below its approximate development cost of $60 million. After acquiring The Lanes, HH Fund will provide professional services to meet residents’ needs, aiming to upgrade the management and service standards. HH Fund will strive to create a great living environment and enhance the satisfaction of residents. The Lanes is HH Fund’s third acquisition through auction, the pervious one was seven years ago. During this period, HH Fund has accumulated extensive management experience. It is believed that the potential value of The Lanes at Union Market can be fully realized in the future.
