When sectors experience heightened demand, lenders are presented with two primary options: 1) Invest in bridge loans on existing assets with compressing returns 2) Construct new buildings supported by robust sector liquidity At Heitman, we have strong conviction in construction lending, a strategy we've successfully employed throughout our tenure as debt investors. By financing new assets, lenders can access in-demand products at a basis significantly below replacement cost. In today's market climate, we're identifying opportunities to secure positions that were historically capitalized with senior debt, offering reduced risks and more favorable pricing. Last week, for the third year in a row, a group of Heitman women gathered to attend the Annual Architectural Boat Cruise hosted by Real Estate Finance Forum (REFF) and The Goldie Initiative: Goldie B. Wolfe Miller Women Leaders in Real Estate. With Heitman’s own Mary Ludgin serving as the docent, this event was a great opportunity to network with other women in the real estate industry, while learning about and admiring Chicago’s beautiful architecture. The women of Heitman look forward to attending more events hosted by REFF and The Goldie Initiative in the future!?

Heitman’s approach to portfolio construction begins by meticulously selecting property sectors. For high-yield real estate debt investments, that means focusing on sectors with robust liquidity, notably residential, industrial, and alternative sectors. The second vintage of our high-yield debt fund series allocated 86% of investors’ capital to these property sectors. Our innovative strategies, such as positioning preferred equity behind agency in the apartment sector or subordinated construction loans in the apartment and industrial sectors, provide enhanced access to one of the highly liquid sectors. In today's evolving market, traditional real estate lenders are tightening their criteria, creating gaps in the capital stack and generating prime opportunities for high-yield real estate debt investing. Embracing higher-for-longer rates, managers can employ loan structuring mechanisms to potentially protect returns if interest rates migrate down, and capture higher rates in the meantime.? "This market requires a heavy amount of focus on structuring and managing risk related to good real estate assets,” says Jonathan Lindell, executive vice president and portfolio manager in Heitman’s real estate debt group. “The underwriting process is as extensive as it has ever been, but the opportunities we like have elevated returns and strong risk metrics.”?? ?
