I just took this picture less than two weeks ago and as per link below the site is almost completely leveled. What was most notable coming into the city off of the JFX then down Lombard Street, is the skyline is completely altered with the demolition of the Baltimore City Community College building. You can now see the Baltimore Holocaust Memorial Park, which many miss due to lack of visibility. This really opens things up and creates a much more pleasant drive down Lombard Street, which is a main east/west thoroughfare but is the entrance to most parking garages to buildings on Pratt Street. For years I’ve been suggesting to anyone who will listen to me that Lombard Street needs more greenery and open spaces. @citybiz Ed Gunts https://lnkd.in/ez5zw-zD

This is a big deal! As I was sitting at the counter at Southside Diner in Locust Point yesterday, there was discussion about how volume was down at the restaurant because of the Key Bridge collapse. Even the sugar was different because neighbor Domino Sugar ASR Group wasn’t getting deliveries. As I headed from Kent Island to the Baltimore the day before, I drove over the Bay Bridge where one lane was closed and construction workers were working at the top. When I got closer to downtown and merged onto I-95 heading toward the Fort McHenry Tunnel, I was surrounded by 18 wheelers—in front of me, behind me, beside me. This, after just reading an article about how truck drivers are dreading having to reroute through the tunnels. The Key Bridge collapse weighs heavy on everyone’s mind. What I heard and resonated with me from Baltimore Business Journal's "Future of Cities 2024" today: 1. Remote work is here to stay. 2. Workers don't need a computer with a work station (don't need wiring anymore and now have freedom). 3. Like I have been saying workers like a coffee house atmosphere. 4. 20-30% of office space is convertible to residential and some buildings will have to come down. Still haven't felt price reset on office buildings. 5. Workers are still drawn to downtown. 6. Need to make downtown less about the office and more about attractive spaces. Not about "packing and stacking" people in office and more about bringing people together. 7. Entertainment has become a factor-- Nashville and Orlando called out for fun! 8. We used to think of downtown as neighborhoods to live and work. Now they want to be places to entertain and connect. 9. Arenas a draw and can become anchor for development. Check- Baltimore's arena thriving. 10. We need to make multi-family housing in cities. Those starting a family and raising kids believe their "opportunity for the American dream" is in the suburbs. 11. Anchor institutions help to build a community in which people want to live and work.
