We are excited and grateful to have worked collaboratively with the community of Santa Clara over the past seven years and receive UNANIMOUS approval last night from the City of Santa Clara Council for the environmental review, General Plan amendment, Rezoning, Vesting Tentative Map and Development Agreement, for Mission Point -- a 48.6-acre vibrant, mixed-use community with a flexible build out plan, including up to 2,600 homes with 15% at deeper affordability. This could not have been done without the support of the community, including many engaged residents and local stakeholders including SV at Home, Catalyze SV, Housing Action Coalition , Silicon Valley Bicycle Coalition, Mission College, SANTA CLARA SCHOOLS FOUNDATION, YIMBY Action and so many more, and the tireless efforts of Kylli and our team that included BKF Engineers, Gensler, Field Operations, Canyon Snow Consulting, Holland & Knight LLP, Watry Design, Inc., Arup, and others who have helped support this vision for Santa Clara North. We appreciate the City of Santa Clara staff, Commissioner's, and Council's professionalism and patience on a project that began in all the way back in 2017. Thank you -- we are only just beginning on this incredible opportunity! Don Capobres Wendi Baker

Congratulations to Wendi Baker, Kylli, and the Mission Point team on a positive recommendation by Planning Commission to Santa Clara City Council for re-zoning of the 48-acre former Yahoo campus. The project now has flexibility to add an additional 800 homes to the initially proposed 1,800 new homes. Next stop, City Council. https://lnkd.in/gnDApUCs

Harmonie Park’s Don Capobres recently served on San Francisco ULI’s Technical Assistance Panel (TAP) in Vacaville, California.
On August 12-13, a panel of ULI SF members convened in Vacaville to provide their expertise to the City in enhancing its downtown and addressing the challenges posed by Unreinforced Masonry (URM) buildings in the downtown core. ULI’s Technical Assistance Panel (TAP) brought together these real estate, land use, and economics experts to provide strategic advice and implementable recommendations that the City can use to address these complex land use and development issues. The panel presented their recommendations to the City at a special session of the City Council on August 13. Access the recording here: https://lnkd.in/gb-9BAGu A huge thank you to our dedicated panelists Ryan Call, Kelly Kline, Don Capobres, Tracey Flaningam, Danielle O'Leary, Mariana Ricker, and Ruth Todd, FAIA. This all-star team did a phenomenal job! We also want to thank the City of Vacaville's elected officials, staff, and stakeholders who met with us. We truly enjoyed exploring your city and encourage everyone to visit Vacaville. We will share the final report in November. Stay tuned for more updates, and learn more about TAPs here: https://lnkd.in/gR4HU5Ga #ULISF #DowntownRevitalization #TechnicalAssistance4Communities #UrbanDevelopment #Vacaville Joy Woo, FSMPS, CPSM, LEED AP Lola Motley
