Food waste is a huge problem year-round, and it only gets worse on Thanksgiving. Last year, ReFED estimated?that Americans wasted some 312 million pounds of food on Thanksgiving. Upstream of that number is some 103.6 billion gallons of water, and all the energy and pesticides it took to grow all that food. That’s an absolutely unbelievable number for just one day. Solid waste management often feels like a game of catch-up, which is why the predictive analysis and monitoring AI can provide has the potential to be such a game-changer. Then again, it’s important not to treat AI as a magic bullet for everything related to solid waste management. AI’s carbon footprint is enormous, and more AI means more energy-gobbling data centers. In many places around the world its been shown that bottle bills, and their resultant bottle deposit systems, move mountains as far as changing the general public's behaviors towards more recycling, and clean (uncontaminated) recycling. And yet in the U.S. only 10 states have bottle deposit systems and I would argue even these are not as strong as Germany's Pfand system. https://lnkd.in/gkdafVnQ

Commercial real estate transaction activity is picking up, even ahead of?the Federal Reserve's interest-rate cut last month. The U.S. commercial real estate market saw almost $60 billion in transaction volume in the second quarter, a 31% bump from the the first three months of the year, according to CoStar Group Inc. (Nasdaq: CSGP). And in a third-quarter survey of industry participants by commercial real estate data company Altus Group, the percentage who picked "deploying capital" as a primary focus over the next six months surged 11 percentage points, to 31%, from the previous quarter, when it was 20%. Meanwhile, the percentage of respondents who said they were pausing or de-risking their portfolios dropped 5 and 6 percentage points, respectively. https://lnkd.in/gAprniaW

HREV’s Birch House in Jersey City hits 70 percent leased Halpern Real Estate Ventures has leased more than two-thirds of its new 337-unit high-end apartment property on Jersey City’s West Side, the developer announced this week. According to the firm, the complex at 49 Fisk St. has secured more than 150 leases in the past four months. That’s due in part to what it says is a compelling price compared to downtown Jersey City and Hoboken, as well as a green-centric design and 50,000 square feet of indoor and outdoor amenity space. https://lnkd.in/gMcepnvJ

What’s remarkable about the trend of underconsumption core is how multifaceted it is. Its individual economic benefits are undeniable. It gives Gen Z a way to actively reduce their impact on the climate. It extends into mental health and mindfulness, with adherents choosing to be happy with what they have instead of buying into a never-ending stream of disposable trends. NYC and NJ Apartments in High Demand According to New York City and New Jersey developers, luxury apartments were in high demand during the weeks before Labor Day as students and young professionals sought housing near their schools and businesses. The leasing frenzy in June and July typically calms in August, but the opposite is happening this year. Rental communities from Chelsea, N.Y., to Jersey City, N.J., to Mott Haven, N.Y., saw strong traffic. https://lnkd.in/gBY-mdmq
