The November ’24 Nareit conference (#REITworld) gathered investors, management teams, bankers and other professionals associated with the listed real estate world in #LasVegas. And based on Green Street analysts' discussions, there were few surprises so soon after 3Q24 earnings season, but the mood was upbeat! While there was concern about 1) higher 10-yr #Treasuryrates in the last 60 days and 2) the uncertain impact of changes stemming from the recent #election, these factors are not negatively affecting the operating environment or capital access and are not constraining decision-making. By contrast, confidence seemed visible in many cases as several companies are actively flexing their external growth muscles with attractive costs of #capital. Election discussions focused on labor supply, wage costs, and the impact on D.C. Surprises at the sector and market levels were minimal. Interested in finding more market current insights?
