We are pleased to announce we have closed on our financing and started construction on Laurel Grove Acres I in Federalsburg, MD! Green Street has partnered with People for Better Housing to renovate the 37-unit first phase of Laurel Grove Acres. Our $5.4 million, $146,000 per unit construction effort will modernize the one-, two-, three-, and four-bedroom community with all new interior finishes and appliances, a new exterior aesthetic, sitework & landscaping, accessibility upgrades, and an expanded community center. We expect to complete construction in October 2025. We are thankful to our financing partners Maryland Department of Housing and Community Development (DHCD), USDA Rural Development, Cinnaire, U.S. Department of Housing and Urban Development, and NeighborGood Partners for making this development possible. Last Month Green Street Housing and Good Works were pleased to host a ribbon cutting for Waxpool Apartments, our first development in Loudoun County. Located in Waxpool Crossing, Waxpool Apartments is within one mile of the new Ashburn Metro Station and includes a bus stop onsite. The amenity rich community includes a tot-lot, fitness room, business center, community room, outdoor patio, a community playground, basketball court, dog park, and outdoor recreation areas. A beautiful two-sided mural created by Joan Gardiner of Unison Pottery Tile Works fronts Waxpool Road. We are pleased to partner with Northern Virginia Family Service to provide resident services programming, and Loudoun DHCD and Virginia DBHDS to provide homes for persons with disabilities. Waxpool was built to Virginia Housing Universal Design Standards and will achieve National Green Building Standard, Energy Star Multi-Family New Construction, and Zero Energy Ready Home (ZERH) certifications– the first building in Loudoun County to achieve all of three of these green certifications. We included 4 charging ports for EV vehicles, and we host an 85,000 KWH solar array on our roof, which over a 20 year-period, has the carbon offsetting impact of planting 20,000 trees – the equivalent of a 100-acre forest on the roof! Waxpool offers 52 residences for Ashburn and Loudoun County households earning up to 60% of AMI, or $90,000 a year for a family of four.
