???#MonthlyMarketAnalysis?The Southern California housing market is showing early signs of momentum in 2025. Resale opens are up 6.4%, while interest rates dipped slightly to 6.76% from January's 6.95%. Coupled with inventory growth across all counties, these trends suggest a dynamic spring market ahead. Orange County leads with an impressive 50.7% surge in new listings and a 12.1% increase in inventory, closely followed by San Diego at 11.5%. Los Angeles County boasts the strongest absorption rate at 19.3%, indicating that desirable properties are being snapped up quickly. On the flip side, cancellation rates rose to 28.6% from January's 24.9%, reflecting some market uncertainty. Still, it’s not cause for concern unless this trend exceeds 30% over several months. With more options and slightly lower rates, buyers have greater opportunities—but healthy absorption rates mean top properties won’t last long.
