I'm going to breakdown the latest BRRR deal we did with one of our borrowers. The BRRR strategy is where you - BUY the property, REHAB the property, RENT the property and lastly REFINANCE the property. Ideally the goal is to buy and rehab the property for less than what you can refinance the property for at the end of the day. This is a great strategy to acquire rentals with no money down.? ? ??? The property is a 1920's Bungalow in northeast lincoln, Purchase Price: $30,000 Rehab & Holding cost: $55,250 Total investment: $85,250 ? ?? This is where the magic happens, Appraised value: $149,000 Refinance amount (75%): $111,750 Cash at closing: $26,500 Current Rent: $1,250/month ? Not only was this borrower able to recoup his total investment he was also able to walk away with $26k in his pocket and gain $37k of equity.?Pretty impressive, don't you think? ? We helped him out with a $45k loan, and he handled the rest like a pro. This strategy is something anyone can dive into—it's exactly how I kicked off my journey into buying rentals.
