Ideally the goal is to buy and rehab the property for less than what you can refinance the property for at the end of the day. This is a great strategy to acquire rentals with no money down.? ? ??? The property is a 1920's Bungalow in northeast lincoln, Purchase Price: $30,000 Rehab & Holding cost: $55,250 Total investment: $85,250 ? ?? This is where the magic happens, Appraised value: $149,000 Refinance amount (75%): $111,750 Cash at closing: $26,500 Current Rent: $1,250/month ? Not only was this borrower able to recoup his total investment he was also able to walk away with $26k in his pocket and gain $37k of equity.?Pretty impressive, don't you think? ? We helped him out with a $45k loan, and he handled the rest like a pro. This strategy is something anyone can dive into—it's exactly how I kicked off my journey into buying rentals.
