Good Life Property Management was created to improve lives and property management is the vehicle we use to do that. We live by our core values--Team First, Problem Solver, Growth Mindset, Good Vibes, and Raise the Bar. We specialize in the management of single family homes, condos, and small apartment buildings. Good Life was started by Steve Welty, a San Diego Real Estate Broker and Real Estate investor. Steve started full time in property management in 2008 when he co-owned another property management firm. He sold his share in that company and started Good Life in 2013, with the goal of providing the highest level of customer service and best customer experience in the industry. Steve realized there was a lot the customer wanted as far as services, communication, and transparency, that they were not currently getting. Steve and his team work daily to create client focused solutions to all types of property management and Real Estate related issues. Good Life has a dynamic company culture, based around growing people personally and professionally. Good Life provides hundreds of hours of ongoing training for their staff every year. Steve recognized that if Good Life has the best trained, happiest, most passionate people, their clients and customers will ultimately be successful and tell their friends about their experience. Is the point of life making money? Obviously not but it feels that way sometimes. I get FOMO at times. People are buying this asset or you could buy an apartment building. Crypto. Invest in this... It’s easy sometimes for me to fall into FOMO. But I quickly regroup… Get calibrated on my mission: My gift is bringing enthusiasm and positivity to people, projects, and ideas, that give me energy, in order to create opportunity for people to live a better life. I’m not buying X or investing in Y because it doesn’t give me energy. Or at least not as much energy as what I’m currently working on. I love rallying people around an important idea or purpose. That’s my jam. So anything that makes money but takes away my attention from my purpose, I don’t do. The reason I own Good Life is because it doesn’t feel like work. It feels purposeful.

Instead, I consulted with my awesome team and we recommend the following actions: Thoroughly research IRS guidelines on 1031 exchanges. Consult with a qualified intermediary who specializes in 1031 exchanges. Understand the timelines and deadlines involved (45-day identification period and 180-day exchange period). Instant results. ? Step 2: Identify and Qualify Properties Once you've understood the basics, then you need to: 1: Identify multiple potential replacement properties within the 45-day identification period. 2: Ensure the properties qualify under IRS rules for like-kind exchanges. 3: Conduct due diligence on each property to avoid potential pitfalls. Our clients have achieved significant tax deferral benefits just by following this framework. ? Step 3: Execute the Exchange Properly Finally, to get ahead of the 99%, you need to execute the exchange correctly. That's easy to say, but not simple to do. Ever wondered why the topic of squatter rights keeps trending in rental property discussions? For those not in the know, squatter rights refer to legal protections for individuals who occupy property without the owner's permission. In California, evicting a squatter involves a legal process akin to evicting a tenant, typically taking 4-6 months. To combat this issue, California introduced Senate Bill 602 (SB 602) in 2024. This bill enhances property owner protections by allowing them to electronically submit Trespass Authorization Forms to the local Sheriff, expediting the removal process of squatters without court intervention. However, the process, requiring notarization and pre-filing, may be cumbersome for many. Here are the key highlights of this bill: Extends the maximum period for a property owner's request for law enforcement assistance in dealing with trespassers from 30 days to 12 months. Allows property owners to submit these requests for assistance electronically to law enforcement agencies. For properties that are permanently closed to the public and properly posted, allows requests for assistance to remain valid for up to 3 years. Authorizes local governments to accept electronic submissions of these trespass assistance requests from property owners. Removes a previous provision that would have allowed requests to continue after a change in property ownership if the new owner notified law enforcement.
