It's been a very busy 12 months for the Gene B. Glick Company and the Glick Housing Foundation on the acquisition front. I'm proud to announce that we have acquired 8 properties totaling 1,067 units in 8 separate transactions over the last 12 months! These acquisitions were located in Indiana, Ohio, Michigan, New York, and Virginia. While this was a record year for our 78 year-old company, what is more amazing are the 1,067 families that are now benefiting from the Glick Housing Foundation's ownership and the services that we offer to those families that are so critical to lifting their quality of life. We couldn't have accomplished this remarkable feat, especially with last year's market volatility, without our incredible transactional partners. Successful transactions require a team effort and we had the luxury of working with some of the best brokers, sellers, lenders, and third party specialists in the business. A huge thanks to all who were involved! 2025 is already starting off strong with more acquisitions in the pipeline but we are eager to continue our growth and have the opportunity to positively impact even more families. If you are an owner or broker and there is a deal or portfolio you want us to take a look at then don't hesitate to reach out. Want to learn more about the Glick Housing Foundation or Gene B. At Bradford Lake, an apartment community in Indianapolis, we invested about $40,000 per residence—totaling $14.3 million—to update kitchens, bathrooms, doors, HVAC units, roofs, and parking lots, and to improve ADA accessibility. These updates, supported by?Indiana Housing and Community Development Authority (IHCDA)-issued LIHTCs, will extend the property’s affordability period for another 15 to 30 years. Did you know that Indiana has over 200,000 low-income renter households? 76% of whom face severe cost burdens and spend more than half of their income on housing and utility costs? Indiana does not have an adequate supply of affordable housing to meet their needs. With this shortage of affordable housing, it is more important than ever for communities to find innovative solutions to not only help meet the basic needs of low-income renters but to provide them with the resources, skills, and support they need to thrive. Our friends at Glick Housing Foundation create communities where every person has a place to call home and the opportunity to reach their full potential. They hired TCG to conduct a rent assessment valuation study to determine the value of their "Success Center." We estimated a valuation in the range per unit per month in savings to residents. We prepared a final report that described our methodology, data collection process, data analysis, and determinations/ findings and equipped Glick Housing Foundation with information to make the case for support. In this Q&A with Affordable Housing Finance, Glick Housing Foundation president?David Barrett discusses the growing housing shortage, significant barriers to meeting demand, and creative approaches to preservation. Ultimately, the best solutions will involve public-private partnerships: ?? Housing developers and providers can partner with city leaders to leverage property tax incentives for preserving #affordablehousing. Often, these exemptions are offered to encourage property upgrades and supportive services that improve the condition of affordable housing units and residents’ quality of life. ?? HUD recently announced $30 billion in renewal funding for the Housing Choice Voucher program. Without concurrent expansion of funding for #housingpreservation — such as increased LIHTC allocations — voucher holders may struggle to find affordable homes. As state agencies are ultimately responsible for #LIHTC allocations, they must think about how to incentivize preservation projects when developing their policies. ?? Philanthropic organizations can play a crucial role by providing gap funding in the form of soft funds or low-cost loans, enabling the underwriting of lower rents and helping to meet community demand.
