The Pearl is a transit-oriented mixed-use multifamily building on the Staten Island waterfront. Designed by GF55, the sustainable 12-story building provides 270 residential units, including 138 designated for elderly New Yorkers. The ground floor includes a residential lobby, retail spaces, community facilities and offices occupied by Selfhelp Community Services, a non-profit organization which offers community services and manages senior housing needs. Generous amenities are located on the 7th floor and 12th floors. The building’s outdoor terraces provide tenants and seniors with social areas to relax and enjoy views of New York’s Upper Bay. Demonstrating how AI can be used to support architectural solutions, East 33rd Street, designed by GF55 Architects, just received a 2024 SARA AI Design Award from Society of American Registered Architects National! Successful rezoning & a Uniform Land Use Review procedure doubled height + floor area for the 23-story mixed-use multifamily building’s design.?The 150,000 SF structure located in Kips Bay, NY will provide 173 market rate and affordable residential units along with 3 levels of commercial space on the 1st – 2nd floors and in the cellar. Located near the 33rd Street Station and several buildings that make up the NYU Medical Center complex, East 33rd will be a stark contrast from its surroundings.?The building’s modern fa?ade is designed to look like two interlocking cubes. The lower cube, framed with white metal panels, floats above 33rd Street.?The upper volume, framed with bronze metal panels, draws attention to the slight cantilever on the building’s western elevation. Each volume is distinguished by varied rhythms of glass openings, metal panels, fins, and framing profiles. Dormers framed with beams and a large trellis create stepped roof terraces, adding to the unique visual cadence.?The southern fa?ade overlooking 33rd Street will include floor-to-ceiling windows, with balconies above the 16th floor. The main setback and flat roof parapet will align with the building east of 339 East 33rd.
