December existing home sales rose 2.2% M-o-M and 9.2% Y-o-Y, the third straight month of rising Y-o-Y sales after declining Y-o-Y for over three straight years. However, 2024 existing home sales fell to their lowest level since 1995, when the population was 70 million smaller, and 2024 was the second straight year of dismal activity. In 2025 sales should rise 5% and dollar volume 10% as home prices continue rising.

61% of the price of a new home is construction, including labor. Of the 61%, 56% (or 34% of the total price) is wages/salaries and 44% (or 27% of the price) is material. 7.3% of materials (or 2% of the total price) are imported. A median new home price of $440,000 means $9,000 in imported materials. Assuming a 30% tariff, that means new home prices rise by, at most, $3,000 with new tarriffs. 39% of the price of a new home is the lot and the horizontal development that is required to make that lot buildable - utilities, streets, etc.

We've had a lot of questions on the relief effort to NC. Curtis and the WeBuyHouses truck spent a month in NC. He hauled a load of chainsaws, parts, and fuel and parked at the Barnardsville Post Office as a temporary repair depot. He had a motorcycle, a 4 wheeler, He had a cot to sleep in the back of the truck. We never thought about a heater, so he made one of those that heated water with firewood. The WeBuyHouses truck became an apartment for a month. When you're a first responder to a disaster, you need to be self sufficient. You can't depend on stores, gas stations, motels. You're the rescuer, you can't be the rescued. Once the chainsaw mission was accomplished, he worked on area houses and a church. He arrived back home in Arlington late last week. Depending on the needs on the ground, we may go back in 2 weeks. A new wave of volunteers is arriving, he's been gone for a month - it was time to come home. We are loading the truck for #northcarolina #helene disaster response. We'll have a load of chain saws, bars and chains, fuel, and oil. Curtis is heading out Friday morning - he's back when he's done. We will have room for jackets, coats, and sleeping bags.
