Two weeks ago, we had the chance to explore Nashville and stay in the heart of downtown. The city is filled with fascinating juxtapositions of old and new, where layers of history meet modern design. Historic buildings have been thoughtfully repurposed—a former post office transformed into an art museum, offices converted into our hotel, and warehouses reimagined as office and retail spaces. And, of course, the music scene adds a unique vibrancy that can be felt everywhere. Hope you like the pics!

It was amazing to finally meet so many friends in person—people I’ve been connecting with online since joining EntreArchitect? in 2020, a global community of small firm entrepreneur architects. There's something powerful about connecting with fellow architects who share the same passion, face similar challenges, and dream big dreams for their practices. The support and wisdom within this community are invaluable – especially since architecture school prepared us to design buildings but not to run businesses. The speakers at this year's annual meeting covered every aspect of running a small architecture business—from branding, marketing, and storytelling to profit and sales, from building science to custom AI tools, from finding and collaborating with the right partners and team to becoming a healthy architect who builds a thriving business and designs healthy buildings. Completion photos of our latest adaptive reuse project are now ready to be shared! We’ve transformed the historic Professional Building in downtown Portsmouth into 42 beautiful apartment units, with 8 commercial spaces on the first floor. The Professional Building was a perfect candidate for office-to-residential transformation. Its ideal floor plate, depth, and window configuration provided the perfect bones. Plus, it is qualified for historic tax credits, boosting the project's financial feasibility. Of course, the project came with its challenges, including integrating plumbing and HVAC shafts, meeting floodplain requirements, and adding a sprinkler system, all while preserving and restoring the building’s historic elements and maximizing unit count and layout efficiency. Huge kudos to our design and construction teams for pulling this off! Our client’s Tim Foley vision to restore the building to its original glory and energize street life was at the heart of this project. We’re proud to be part of this revitalization, and we hope the Professional Building continues to shine as a landmark of both the past and the future. Excited to share a glimpse of a two-bedroom unit in our recently completed 42-unit apartment project - a successful office-to-residential conversion! Not all office buildings are suitable for this type of transformation. There are numerous critical factors to consider, including but not limited to local zoning regulations, building codes, structural integrity, HVAC systems, floor plate size, building depth, window count, ceiling height, etc. Building depth and window placement are particularly important for ensuring ample natural light in each unit - crucial for modern living standards. Given the complexity of these conversions, typically only 25-30% of office buildings are viable candidates for residential transformation. Despite these challenges, the benefits can be substantial. According to Gensler research, conversion costs are 30% lower than new construction, and the construction period for conversions is 50% shorter than ground-up builds. This two-bedroom unit is just one example of how an office-to-residential conversion can result in a bright, functional, and modern living space—bringing new life to underutilized buildings and enhancing urban communities. #Hamptonroads #AdaptiveReuse #CommercialRealEstate #TransformationTuesday
