Earlier this month, members of our OC office had the privilege of volunteering for KidWorks 2025 Literacy Week at the Dan Donahue Center in Santa Ana, CA. This annual event fosters a love for reading, writing, and speaking among students, with this year’s theme centered on building confidence. Our team spent the afternoon engaging with students through reading activities, discussions, and mentorship—helping to inspire the next generation of confident learners. In addition to volunteering, Gantry proudly contributed a donation to support KidWorks Community Development Corporation’s mission of empowering students through education and enrichment programs. Michael S. Taylor, Brian Bonipart, and I recently refinanced this Flex Industrial portfolio (3 properties in Las Vegas market consisting of 276,000 SF). We had financed this asset once before and the loan was coming due with one of our correspondent Life Insurance Company lenders. We knew the existing lender wanted to keep this loan on their books, but we wanted to make sure the borrower got the very best terms. In turn, we approached more than 30 lenders to create a competitive marketplace and received some very strong offers. Ultimately, the competitive landscape allowed us to obtain a $26,000,000 loan at a very competitive spread over the 5-year Treasury. In addition, we secured full-term interest only payments for the Sponsor. When we originally arranged the loan 5-years ago, the lender used a 25-year amortization schedule, so the full-term interest only payment structure was a welcome change increasing our client's cash flow. I'll give a big shout out to Chad Metzger as he assisted in the processing and closing of this loan which was no small task as the collateral has three properties and 60+ tenants. Gantry will service this loan for our correspondent Life Insurance Co. lender, and the borrower will engage directly with Gantry for all servicing matters for the life of the loan. Sean (Si Yuan) Kuang, MBA and I recently closed this Medical Office Building refinance. We originally financed it in 2019 and while the occupancy and tenancy was largely the same with increased NOI, it was a much different marketing process. In today's market environment, many lenders categorize MOB as "office" and were not able to look past that. One of our top Life Company Correspondent relationships was very familiar with the asset and stepped up with incredible pricing on a 7 year term. They were able to recognize top tier sponsorship (publicly traded healthcare REIT) with deep MOB experience, a strong market with sufficient demand drivers, and a great, high performing asset with strong healthcare tenancy.
