On July 21, 2023, California's Governor signed Assembly Bill No. 968 into law, introducing significant changes to the disclosure requirements for certain sellers of single-family residential properties. These new requirements take effect for transactions in which the buyer's offer is accepted on or after July 1, 2024.

Over her seven years with the firm, Jill has seamlessly performed in roles as office manager and accounting manager and now in her current position, where she excels in legal operations. Her journey into the legal field began after a successful career spanning 15 years in management and HR, where she worked with prestigious companies such as Starbucks and Walt Disney World, bringing invaluable experience to her role. With a B.A. in Organizational and Interpersonal Communications from Arizona State University and a Paralegal Certification from UCSD, Jill has been a vital asset to G10 Law. Beyond her professional accomplishments, Jill's favorite hobbies include attending sporting events with her husband and friends, traveling across the country to support their favorite teams, and finding solace in nature through hiking and camping in National Parks. Committed to giving back, Jill is an active member of the San Diego Paralegal Association, demonstrating her dedication to both her profession and her community. Rooted in her favorite quote by Walt Disney, "In order to make good in your chosen task, it’s important to have someone to do it for. The greatest moments in life are not concerned with selfish achievement but rather the things we do for the people we love, and whose respect we need," Jill personifies prioritizing meaningful relationships and impactful contributions over personal achievements. As we close out our celebration of Women's History Month, G10 Law spotlights Shadee Duarte, a senior attorney?on?our?litigation team. With nearly a decade of legal experience, Shadee brings a wealth of knowledge and expertise to her practice, specializing in civil and real estate litigation. She earned her B.A. from the University of California, Irvine and her J.D. from Western State College of Law, where she graduated with Scholastic Merit and a certification in business law. Prior to joining G10 Law, Shadee developed her skills as an associate attorney and also supported legislative work in Washington D.C. Shadee's dedication extends beyond the legal realm, as she actively engages in philanthropic endeavors, particularly supporting missions in Mexico and Ecuador, with a focus on children and orphanages. When she's not advocating for her clients or giving back to the community, Shadee enjoys spending quality time with her large family and indulging in outdoor activities like hiking and snowboarding. Her passion for holistic well-being is evident in her love for hot yoga, cycling, and activities with her Golden Doodle. We are spotlighting our senior attorney with G10 Law's transaction team, Melania Mirzakhanian. Melania brings a wealth of experience and expertise to her role at G10 Law. Her background encompasses a B.S. in Business & Law from California State University Los Angeles, a J.D. from Thomas Jefferson School of Law, and an M.A. in Organizational Leadership from Point Loma Nazarene University. Melania has been established in the real estate and legal industries for over two decades. Her journey to G10 Law reflects her entrepreneurial spirit, having previously owned her own law practice before joining the firm to pursue larger causes. Melania is also a licensed real estate broker. Beyond her professional achievements, Melania is deeply involved in philanthropic endeavors, supporting organizations such as the Cystic Fibrosis Foundation and the San Diego Humane Society. She also loves entertaining friends, and playing vet and having impromptu dance parties with her daughter. Drawing inspiration from her upbringing and cultural roots, Melania finds resonance in the words of Armenian author Hovannes Tumanian, “Do good, and even if you throw it into the water, it will return to you some day.” As a mother, Melania recognizes the significance of Women's History Month, viewing it as a platform to acknowledge past struggles, celebrate achievements, and advocate for gender equality and empowerment. In celebration of Women's History Month, we spotlight Ivana Zivcevski, G10 Law's Legal Assistant and Transaction Coordinator. Ivana brings a diversity of experience to her role on the transaction team at G10 Law. Originating from Serbia, her professional journey began in 2009, initially serving as an Administrative Assistant to the municipal council and later as an Executive Assistant to the Head of the Council. After arriving in the United States, Ivana transitioned into the real estate industry. Starting as a Loan Processor, she rapidly ascended the ranks to become a Senior Transaction Coordinator at Premier Realty before advancing to her current position at G10 Law. Beyond her professional roles, Ivana finds fulfillment in an array of activities, including cooking and baking. Additionally, she is a parent volunteer with the Nikola Tesla Club, which was established by the Serbian Cultural Center in San Diego and recently recognized by the Tesla Science Foundation for exemplary contribution to education. Reflecting on Women's History Month, Ivana appreciates the profound importance of celebrating women's contributions and accomplishments throughout history. Ivana emphasizes that women should never underestimate the power of their voice, sharing their dreams, experiences, ideas, and their invaluable perspective.
