Have you ever heard of a QOZ? It's short for Qualified Opportunity Zone, and it is an incredible tax savings investment tool. Here's what you need to know: Back in 2017, the Tax Cuts and Jobs Act set up QOZs to boost overlooked communities across the U.S. They did this by offering special tax incentives to investors who put their capital gains into these zones. Why does this matter? For starters, it lets real estate investors defer and eliminate capital gains taxes. If you invest any capital gains and hold them in an Opportunity Zone investment for at least 10 years, any capital gains you earn on that money will be completely eliminated when you exit. Imagine selling a home after owning it for 10 years and not paying a dime in taxes. Let’s imagine you sell an investment that creates 100K in capital gains, if you invest that in a QOZ within 180 days, you won’t have to pay the capital gains tax on the sale of the investment to the IRS until December 31, 2026. Earnings that you make on that money can unlock compounding potential, yielding significantly more returns over the long run. It’s also worth noting that new popular bipartisan legislation was introduced to Congress late last year, extending the deferral period to December 31, 2028. The 10-year hold in Opportunity Zones can seem intimidating, but we have developed a strategy to alleviate this concern. By developing properties with cash upfront and financing later, capital can be redistributed to investors tax-free, allowing them to recoup the majority of their investment early on. Flatirons Capital is located in an Opportunity Zone in Moscow, ID. This zone is strategically situated near college campuses, a market segment known for its stability and strong returns. Of the 8,500 Opportunity Zones throughout the country, only 35 - less than 1% - are located on or within close proximity to college campuses. All this to say, we think opportunity zones might by the holy grail of tax incentives.
