This digital shift will allow documents to be entirely notarized online, saving time and increasing convenience. While states like Virginia and Florida have been utilizing Remote Online Notarization (RON) for years, North Carolina remains behind, currently only offering Electronic Notarization (eNotary or EVN). When RENA finally debuts, we will be able to conduct signings from anywhere, ensuring faster service and reducing logistical challenges. Effective July 1st, 2024, notaries will automatically lose their commission if they're found to have done this ???? ? Notarize a document without requiring personal appearance of the principal signer. ? Notarize their own signature. Not only will you lose your commission, but you will lose any right to be commissioned for at least 5 years. It's important to note, acting as a witness and the notary on a real estate transaction constitutes as notarizing your own signature. I have been approached to do this on Florida properties, and will not do so. These two rules were outlined in this month's newsletter from the North Carolina Department of the Secretary of State. These laws have always been in place, however, the consequences are much clearer now. Attorneys, you are not exempt from these notary laws either and are encouraged to take a course as there are many details that are vital to the correct execution of notarizations. Burdening your clients with finding a reliable notary could cost you your reputation. Why not be the hero? I received a call from a very stressed out couple who was brand new to the Morrisville area and selling their property in South Carolina. The Law Firm sent them their loan documents last minute and required them to be signed and returned same-day. Here was their experience: ?? Made to print last minute documents ?? Turned away from multiple bank and UPS locations ?? Scrambled to find a Notary ?? Zero communication from Law Firm for questions ?? Ran to UPS to make last drop-off They called me at 2:50pm frantic, and guess who became the hero! I had witnesses lined up within 10 minutes and we were signing documents within 20. ?? I’m traveling to Pittsboro, NC today for a purchase loan closing. The buyers are purchasing a beautiful property located in the scenic Bald Head Island, however, the property and closing attorney’s office is located over 3 hours away. Luckily, the buyers will not have to make that 3 hour drive because convenient Mobile Notary Services exist. I coordinated with the closing attorney and received the loan package via email. I have my first signing with Old Republic Title today and I'm really excited! It's a thick stack of docs for a mortgage refi with over 167 pages and 19 notarizations. Keep in mind, I have to print 2 copies ---- one for wet signatures and the signer's copy (334 pgs total ??). I just finished printing and prepping the package. I like to pre-fill my notary information to shave off valuable time at the signing table and check all documents prior to arriving to ensure they were printed correctly and to ask any questions I may have. ?? The BEST part is that the signers are literally located 5 minutes away from me. I could walk to this signing! I'm confident that I'll get the job done error-free. I'm blessed to have been a post-closer in the mortgage industry for 3 years prior to starting my notary business. It has truly set me up for success ? Hope you all are having a fantastic day! ??
