Today, many investors reference the GFC and assume multifamily is recession-proof—but are we looking at the wrong playbook? We don’t know exactly how this cycle will unfold, but signs are emerging. Take, for example, the 2008 GFC cycle. Subprime consumer mortgages precipitated a credit and economic crisis. Large losses on SFR loans led to extreme credit tightness and a subsequent depression of economic activity leading to massive job losses. ???? ?????? ???????? ???????????? ?????? ??????, ???????????? ?????? ?????????????? ?????? ?????????????????????? ?????????????????????? ?????????? ?????????? ?????????? ??%, with strong recovery rates on those few defaults that did occur. The savings and loan crisis played out much differently. In their mistake of "reaching for yield" (sound familiar), S&Ls made risky loans to all kinds of collateral....some even put out equity. ???? ?????? ??&?? ????????????, ???????? ???????????????????????? ?????? ?????????????????????? ?????????????????????? ?????????? ???? ???????? ???? ????-????%, ???????? ?????????????????? ???????????? ???? ?????????????????? ?????????? ???? ????-????%. During that time, multifamily property values were severely distressed and charge-off rates for multifamily loans at banks and thrifts reached 5-7% annually at the peak. This is important because ?????????? ?????? ?? ?????? ???? ???????????? ???????????????????????? ?????? ??????'?? ???????? ?????? 30+ ?????????? ???? ???????????????????? ???? ???????? ???????? ?? ??&??-?????????? ???????????? ??????, including myself. We point to the GFC and say "see, multifamily did great, it is recession proof" even though it is a clear sign of bias.
