Something interesting we're watching: Third-party logistics providers (3PLs) - the companies that handle warehousing and shipping for other businesses - are taking over more warehouse space.?CBRE's latest Q3 2024 data shows they now account for 34.1% of U.S. bulk industrial leases (100,000+ sq. ft.) - a significant jump from 30.6% in the same period last year. Here's what's driving this shift: ? Supply Chain Adaptability - As global trade complexities increase, businesses require multiple import routes. This has led to logistics providers securing 41% of large leases near major ports. ? Capital Efficiency - Companies are moving away from owned warehouse operations, preferring to partner with logistics experts rather than commit capital to real estate. ? Operational Focus - Organizations are increasingly outsourcing logistics to specialized partners, allowing them to concentrate on core business operations like product development and sales.With approximately 500 bulk industrial leases signed year-to-date, this shift toward 3PL-driven demand may represent a lasting transformation in the industrial sector.
