After attending National Rental Home Council's Annual Connect Conference last week, Garreth Long and I thought we would share our Top 10 Take-Aways. Here goes... 1. If you're in #Dallas, don’t miss Terry Black's Barbecue!! 2. The industry’s #camaraderie remains inspiring, with key players collaborating on challenges and openly sharing ideas. A poignant moment at the conference was the collective recognition, through moments of silence, for the contributions of Spencer Lindahl and Rustin Randall.?Our thoughts and prayers go out to the Amherst family. 3. One standout session was the Innovation and Technology Perspectives from C-Suite Executives, featuring Reshma Block, Philip Irby, David Ayers, Ken Barnes, and moderated by Rich Ford. Panelists agreed that their tech stacks would look radically different in five years, shifting away from the typical "bolted-on" approach. 4. Demand for #SFR continues to rise, with Dallas Tanner citing a key stat from John Burns Research: 13,000 Americans turn 35 years old every day. Since renters are often in their mid-to-late 30s, this trend fuels consistent growth.? 5. The #resident experience remains a critical focus point across institutional SFR where a large amount of discussion centered around how institutional SFR may further differentiate from mom-and-pop investors by providing quick maintenance response, providing #smart door locks, and many other additional services.? 6. Thanks to economies of scale, large operators can secure casualty #homeinsurance in states like Florida for around $1,000, compared to the $5,000+ paid by the average homeowner. This helps make #renting more affordable than owning in today’s #market.? 7. Vendors pitching to large operators should anticipate a longer sales cycle, including one or two test runs in select markets. API connectivity is necessary, and be prepared to present a pro forma with a realistic #ROI model that helps decision-makers adapt to market changes.? 8. There’s optimism that the incoming Federal administration may be more supportive of SFR. NRHC continues educating leaders across party lines, highlighting that institutional SFR makes up just 3% of investment homes and benefits renters by offering #creditbuilding programs and high-quality housing.? 9. With ongoing #capital constraints, Build-to-Rent (#BTR) continues to be the primary growth driver for large operators.? 10. Endpoint and it's parent company, First American Title is dedicated to powering a one-click #disposition and #acquisition process for institutional SFR, backed by its national footprint and tech-forward solutions.
