Ethos Commercial Advisors arranged the horizontal and vertical construction of Timber Cove, a 400-lot single family residential development in Coos Bay, Oregon. The 73 acre site will feature two phases: Phase 1 includes 110 finished lots with 40 vertical homes, and phase 2 includes 250 paper lots. Timber Cove is located in a rapidly developing area and will provide much-needed, middle-income housing in a region facing a housing shortage.? ? Matt Illias and Danny Natsch?were engaged by the client to facilitate the sourcing of the construction financing. The $20,956,000 loan was 62% of the cost for the first stage of development, and allowed the sponsor to tackle major upfront site work, and utility construction to prepare the entire site for vertical development. The capital source was a debt fund which provided a 24-month term and a 10% interest rate. ? Horizontal and vertical construction is one of the more riskier development types, and sourcing a loan of this magnitude in a market with 30,000 residents required Danny and Matt to use their expertise in construction financing and their lender relationships to take it across the finish line.? ? Ethos Commercial Advisors was recently engaged by a repeat client to refinance the existing debt on Everett Cove, a 67-unit, large townhouse format multifamily property located in Everett Washington. The property was acquired by the sponsors in 2021 as a fractured condo and underwent significant interior and exterior renovations. Ethos assisted with the sponsor with debt and joint venture equity on the initial purchase and we were honored to work with them again on the refinance. ? Danny Natsch and Matt Illias sourced a $13,000,000, non-recourse bridge loan with flexible prepayment to retire the existing debt. The sponsor opted to take an “in the money” rate cap which effectively gives them competitive fixed rate financing, while providing them the flexibility to refinance or sell the asset over the next three years. Given the Fed’s comments yesterday, this was a perfectly timed business decision, as forward curves continue to flatten.
