Are we focusing on the right things? ?? 15% Embodied Carbon – Materials like concrete and steel ?? 30% Unregulated Operations – Appliances, electronics, and devices ?? 35% Transport Emissions – Residents, staff, deliveries ?? 20% Regulated Operations – Heating, lighting, and ventilation (the only part Part L controls) Part L only addresses 20% of emissions—what about the other 80%? Is Part L tricking us...? Into thinking we are building low carbon homes when we are not? Part L only targets 20% of a home's REAL estimated lifetime emissions ?? Yup, you heard that right. The REAL breakdown of lifecycle emissions for a Part L home could be: ?? 15% - Embodied Carbon (Concrete, steel, brick, glass) ?? 30% - Unregulated Operations (TVs, laptops, appliances... everything you plug in) ?? 35% - Transport Emissions (Residents, staff, deliveries) ?? 20% - Regulated Operations (The ONLY bit Part L controls - heating & lighting) So We're Optimizing 20% and Ignoring 80%! What We Should Be Doing: ? Designing cities and neighbourhoods that reduce transport needs ? Using low-carbon bio-based materials ? Making unregulated energy use more efficient (decarbonising the grid) ? Stop pretending Part L compliance equals sustainability The Numbers Don't Lie: ?? 80% of emissions are unchecked ??? We're solving the wrong problem ?? The solution needs to be holistic It's not the finish line. It's the starting block. As we analyze the rising insurance costs in the property sector, I'm struck by the clear connection to our sustainability challenges.? ? Insurance premiums in climate-vulnerable states have nearly doubled since 2019, now representing over 10% of operating expenses.?This trend tells an important story:?#climate risk is?becoming?#financial risk. While we often focus on reducing energy consumption and emissions, this data reinforces why proactive resilience must be equally central to our #sustainability strategy.
