Many property managers and property management companies hire general contractors for any and all construction-related endeavors, regardless of the difficulty, complexity, or timeline of the work needed. This could be out of routine, a lack of knowledge, or because it's convenient to reduce the number of vendors to communicate with and defer all responsibility to one vendor. However, one could easily make an enticing, solid case for hiring subcontractors directly, or working with an experienced property renovations team that is NOT a general contractor.
