High land prices, fluctuating tariffs, and the ongoing fight for capital are challenges—but they’re challenges we're built to handle.   Houston’s industrial market remains one of the strongest in the nation, echoing the booming activity we experienced just a few years ago. Yet, even in this thriving environment, due diligence has become essential. It’s a highly competitive market, where thorough upfront planning isn’t just prudent—it’s imperative.   Land prices in Houston are undoubtedly elevated. Expectations from sellers often don’t align with what the land can realistically support, and it requires seasoned judgment and careful analysis to navigate these transactions effectively. At EE Reed, we know the value of meticulous due diligence. We’ve seen firsthand that uncovering hidden issues early—like floodplain risks or utility limitations—can make or break a project.   Adding complexity, prolonged lead times from providers like power companies further complicate the timeline. What once took weeks now takes months, impacting project scheduling and tenant satisfaction.
