FAQ- Why are Life Safety Surveyors using that "old Code"? ANSWER- ??
Did You Know? ?? The ADA Standards for Accessible Design have specific requirements for maneuvering clearances around doors and gates to ensure accessibility for individuals using wheelchairs or other mobility aids. Additional clearance is often required when doors or gates are recessed due to thick walls, casework, shelving, columns, or other fixed obstructions. ??? Key Requirements for Recessed Doors and Gates: ?? Obstruction Limits: Additional maneuvering clearance is required if any obstruction within 18 inches of the latch side projects more than 8 inches from the door face. ?? Maneuvering Clearance for Forward Approach: If a front approach is required for operation of the door (e.g., push side of a swinging door), the required maneuvering clearance must extend beyond the recess so that a wheelchair user can access the door handle and maneuver properly. ?? Maximum Setback for Recessed Doors: The maneuvering space must be provided in front of the door and must be no more than 8 inches from the face of the door. If a door is recessed deeper than 8 inches and has both a door closer and a latch, the full maneuvering clearance must be provided within the recess to allow easy approach. ?? Example: Deeply Recessed Doors If a door is set back more than 8 inches into an alcove?and is self-closing and latching (like in the photo shown), the maneuvering clearance (48” min for forward approach) must be entirely within the recessed area. This prevents situations where a wheelchair user cannot get close enough to operate the door due to obstructions. Why is This Important? Without adequate maneuvering clearance, individuals using wheelchairs or mobility aids may not be able to approach, reach, or operate the door effectively. ?? Fire Door Compliance: Why Steel Shims Matter ?? When installing or adjusting a fire-rated door, maintaining proper clearances is critical to ensure the door performs as designed in a fire emergency. NFPA 80 establishes strict clearance requirements to prevent the passage of smoke and flames. So, what do you do if the door needs slight adjustments? Use steel shims! ? Why steel? NFPA 80 requires that any shims used to adjust clearances on fire doors be made of steel to maintain the integrity of the fire barrier. Using wood or plastic shims could compromise fire resistance and could lead to the door shifting in the opening, causing other compliance failures. ?? Improper clearances can result in failed inspections and, more importantly, put lives at risk. Taking the time to ensure proper installation with the right materials helps maintain fire door performance when it matters most. ?? Best practice: Always verify clearances during installation and use steel shims where necessary to meet NFPA 80 requirements. ?? The Critical Role of Distinguishable Egress Doors in Safety Design ?? When it comes to building design, one of the most important aspects of safety is ensuring that occupants can quickly and easily find their way to safety during an emergency. A key part of this is the means of egress—the paths that allow individuals to exit a building in a safe, timely manner. One of the most often overlooked elements in egress safety? The doorway. ?? Doors that serve as a means of egress must be readily distinguishable from adjacent construction and finishes. This means doors should be immediately recognizable as doors—whether it’s through their design, hardware, or placement—so that in an emergency, people can quickly identify and use them. ? What should be avoided? Egress doors must not be concealed by curtains, drapes, decorations, or similar materials. Such obstructions can create confusion and delay, severely compromising safety. ? Mirrors on egress doors are also a major safety hazard, as they can create false reflections, disorienting people during a time of crisis. In a situation where every second counts, the ability to identify and access the exit doors without hesitation can save lives.
