ECORE 2024 reaffirmed what’s becoming the new norm: the market is evolving, and opportunities remain for those who stay active, adaptable and strategically resilient… Key takeaways from this year: * Interest rates remain higher for longer, but alignment is key. As Laurent Morali noted, the investment community was waiting for “stability and clarity”, with capital still tied more to rates than to credit. * “Hope is not a strategy,” said Josh Cromer, stressing the need to navigate higher rates and tighter regulations strategically. Banks are minimizing risk exposure rather than just selling assets, while private credit steps in. * Agency changes may bring Fannie/Freddie privatization, though affordable housing financing may be best to stay under agency oversight, as highlighted by Brian Brooks. * Multifamily remains liquid, attracting sovereign funds and more institutions due to its resilience and alignment with replacement costs. With the U.S. housing shortage persisting, demand stays strong. * Office markets are resetting. As Brian Baker of J.P. Morgan noted, Class A assets are thriving at the top of the pyramid, while older offices struggle with oversupply. Deals at 9%++ cap rates signal opportunities, and Rialto’s view that “pricing has bottomed out” underscores the moment for bold investors. From my perspective: Many past syndicators/buyers have been less active, but family offices, institutional investors, and even first-time GP players are stepping up. Fundamentals like good assets, areas, and basis are driving decisions. New Jersey remains a standout market, where limited multifamily inventory consistently draws strong interest. While NJ hadn’t hit the low 3% cap rates like some of the sunbelt markets, its stability ensures quality opportunities- a dynamic I continue to see across the state. This year’s ECORE reconfirmed my focus on being an advisor, connector, and Rainmaker as a resource to real estate owners. Just spent the last few days attending eCore Summit conference in Miami and here are my takeaways... Market Sentiment -The real estate market was CONSTIPATED pre-election...(not sure who initially used this term, I wish I could remember so that I can quote them). Things are not necessarily better but people feel more positive that things WILL get better and as a result deal volume is picking up almost immediately. Rates... who knows but what we do know is that people are hopeful that the rate volatility will subside and therefore, the delta between a buyers and sellers bid vs ask will be minimized. Reality Check-real estate ownership is hard and takes time. Gone are the days of just putting lipstick on a pig and flipping the asset. Owners and investors are likely in it for the long haul and cheap rehabs and poor tenant quality will only hurt themselves. Real estate investments are not bonds- cash flow is cyclical and not a straight line. Some months are far more profitable than others (end of the year collections and leasing drops and spring is the opposite) so distributions are too. You don’t invest in real estate for cash on cash. Permanent Financing- getting loans now from Fannie and Freddie are becoming increasingly more difficult and sponsors are losing interest. CMBS is currently filling a necessary void but I believe that as SOFR rates continue to come in and the delta between fixed vs floating tightens, you will see the bridge space pick up a lot. I’ve seen almost a 300% pick up in loan volume in the last 2 weeks. Sheridan Capital FM Capital
