    Coastal Development Challenges in an Era of Sea Level Rise The Texas coast hosts numerous businesses, primarily in the industrial sector. An important consideration is when and how sea level rise will be integrated into their business planning. Many industrial sites in this area are situated less than 10 feet above sea level (ASL). While the building foundations on these lots may have been elevated using imported fill, the operations of these businesses remain vulnerable due to access roads for employees, products, and shipping. These industrial sites are often located near large, deep, excavated drainage ditches that lead to natural creeks and eventually empty into the bay. The bottom elevations of these ditches are typically around 1 to 2 feet ASL, sloping gradually down to meet the bay. Aside from the permanent threat of sea level rise, bay water levels can rise significantly and reverse flow into coastal sites even during modest storms. The financial impact of future sea level rise, coupled with increasingly severe storm surges fueled by global warming, poses a significant challenge for business planning in these coastal areas. How these businesses will adapt and what strategies they will employ to mitigate these risks remain critical questions for their long-term sustainability. Separate from permanent Sea Level Rise, the bay water elevation also can easily rise up and reverse flow into the coastal sites just with modest storms. I wonder what type or amount of financial impact is applied to business planning for the combination of future sea level rise combined with bigger storm surges fueled by global warming.
