A new feature on the Colonnade in the Minneapolis/St. Paul Business Journal (MSPBJ) details the latest successful renovation from our team at Eagle Ridge Partners. "Owners Minneapolis-based Eagle Ridge Partners and BLG Capital Advisors, based in Chicago, completed renovations earlier this year. The effort has helped lead to leasing successes, including space expansions and lease extensions, that have now brought the building to over 99% occupancy with a weighted average lease term of over nine years, the companies said. Major tenants of the 366,000-square-foot building, located at 5500 Wayzata Blvd., include Pentair, Inspire Medical Systems Inc. and Bell Bank..." "The renovation is part of a broader strategy by Eagle Ridge to purchase well-located and high-quality assets it can modernize. The company led successful renovations at its other properties -?International Market Square in Minneapolis?and?One Southwest Crossing in Eden Prairie." Eagle Ridge Partners, and BLG Capital Advisors Unveil Renovations to Iconic Colonnade Office Tower in the West End District ? MINNEAPOLIS, August 26, 2024– Eagle Ridge Partners, along with BLG Capital Advisors, is pleased to unveil renovations to the Colonnade office tower in the West End. Originally developed in 1988, the Colonnade set a new standard for premium office outside downtown Minneapolis, creating the foundation for today's thriving West End district. ? “The Colonnade has been a top performing property for more than 30 years with many well-known companies calling it their headquarters but with no recent updates, the interior common areas had become tired, dark, and uninspired," said Shannon Van Gemert, managing director, Eagle Ridge Partners. "We’re proud to share the results of our vision to modernize and reimagine the building’s iconic atrium space. Our work restores the Colonnade’s legacy of market leadership; it is outperforming the market and is now well-positioned for decades to come.” ? Key features of the Colonnade renovations include: ·?????Thoughtful redesign of the building’s five-story atrium, an expansive first floor space now featuring open workspaces for collaboration in a bright, modern setting. ·?????The creation of the Colonnade Club, a private tenant lounge with fireplace, bar, media space, and gathering areas with soft seating. ·?????New in-demand amenities, including a golf simulator, integrated technology for meetings, and outdoor patio area. ·?????Expanded and modernized café with catering kitchen. ? ? Eagle Ridge Partners and BLG Capital Advisors purchased the Colonnade in December of 2022 with an occupancy rate of 85%. ?Post-renovation, tenant expansions and lease extensions have brought building occupancy to over 99% and increased the WALT from 3.5 to 9+ years. Colonnade is home to several well-known tenants including Pentair, Inspire Medical Systems and Bell Bank. “It’s rewarding to watch tenants utilizing the renovated atrium and Colonnade Club. A great article from the Star Tribune on Eagle Ridge and Greco's redevelopment of the 39-acre former Deluxe Check headquarters in Shoreview. The Shoreview Corporate Center was once five office buildings and over the last several years we have renovated and fully leased the two remaining office buildings we own bringing new businesses to the city. We've developed, opened, and fully leased The Loden and The Emrik as the first new luxury multi-family developments in Shoreview. Now our final phase of development is a third multi-family community that will bring our total units on site to 600. Eagle Ridge Partners and Greco recently celebrated our official groundbreaking on the final phase of development at Shoreview Corporate Center. This building will be the third multi-family development on the 39-acre site of what was once the former Deluxe Headquarters in Shoreview. Upon completion, Eagle Ridge and Greco will have developed 600 new multi-family units creating a vibrant new community space in Shoreview. Thank you to all of our partners in this effort, including the city of Shoreview for their strong support.

Congratulations to Max Minea for being recognized as a 2023 Rising Young Professional by Finance & Commerce. Max is the director of property and asset management at Eagle Ridge Partners.
