Q1 2025 is almost over! As we head into the final week, you might be wondering: what’s new, and what’s worth watching? ?? Look no further: ?? CRE loan delinquencies hit a 10-year high at 1.57% in Q4 2024, totaling over $47B in delinquent loans. ?? US CRE prices turned positive in January with a 0.3% YoY increase marking the fourth consecutive month of growth. ?? CRE sales show mixed trends with total sales volume dropping 14% YoY in the first month of 2025, driven by a 42% decline in portfolio deals, but with single-asset transactions ticking up 1%. ?? The US government has now canceled 10% of its active federal CRE leases, impacting property owners and service providers nationwide. ?? Fed’s core inflation measure hits 2.6% in January while interest rate cuts remain uncertain. ?? The new administration’s 25% tariffs on Mexico and Canada took effect, driving up construction costs, disrupting supply chains, and adding more uncertainty to CRE. ?? US economic activity sees slight growth with the Fed reporting uneven growth across regions, with rising uncertainty over tariffs, labor demand, and inflation. So, there you have it.
