I posted recently about the impact that AI is having on electricity (and data center) demand in Texas. Power grid challenges were cited in this article as one of the reasons that vacancy rates plummet. In DFW, the second largest domestic colocation market, capacity grew 32% and 92% of the under construction capacity is pre-leased.

T5 announces 480MW data center campus T5 Data Centers is developing a new data center campus in Grayslake, Illinois, near Chicago. Spanning 647,500 square meters, the site will accommodate multiple data center buildings. The first building is expected to be operational by Q4 2027, offering 60MW of IT capacity. The campus has the potential to support up to 480MW capacity in total. T5 plans to provide customers with various build-to-suit data center options, ranging from powered shell to full turnkey delivery, along with integration of construction and operations services. While T5 hasn't disclosed the specific address of the site, it mentions that the land is already zoned for data center use. An on-site electrical substation will supply efficient and redundant utility power.
